Interested in buying in Anaheim

I'm interested in buying a ts in Anaheim, and not too particular between this and the other property. There are a total of 16 units for sale just on this site, let alone tug and the others. Trying to get a fair "deal" on a min of a 2 bedroom.

For those that are selling, or those that have purchased, what's reasonable when it comes to listing prices vs. what these are actually selling for? How much inflation is built into the asking price? I realize this is a subjective question and will vary by seller, but any thoughts would be greatly apprectiated.

I was trying to look in tug for past sales data, but not enough inventory selling in Anaheim, or just not making it's way to their database.
