My wife and I are very familiar with what we consider to have been a wonderful resort.

The auction for Apple Valley resort was today, and there were no winning bidders.

If I was younger and more energetic, I would be all over this in a heartbeat.

I am very familiar with this resort, which has 31 over-sized, very comfortable duplex-styled condos, a clubhouse, swimming pool, playground, etc. It is situated adjacent to the also-very-nice Apple Valley Country Club golf course, and the Apple Valley rural lake development.

I made a phone call, and it would take $1,670,000 to acquire this property. That's less than $54K per condo, with the clubhouse, pool and amenities thrown in. I did not ask if it included the resident manager's condo and the undeveloped lots, which were a separate parcel in the auction.

Update: Un-timesharing Apple Valley has been accomplished.

Owners have received $1200 each, with a small additional amount to come sometime in the future.

Not bad, all in all.

To add a little more to this, the lawsuit to "partition" Apple Valley was the largest lawsuit ever in the State of Ohio in terms of the number of parties to the lawsuit, more than 1500.

From the 2016 announcement to terminate the resort:

"The processes required to complete the objective is intense and time-consuming, including a title search on more than 1,500 deeds (to establish an insurable title), and the activity required to conduct a proper Partition Action in the Court of Common Pleas in Knox County, Ohio."

There was a Special Assessment to finance the partition, dissolution, and liquidation, more than $800,000, and only 105 owners stayed the course, and received something from the net proceeds.

Looks like about $2000 each.

(If you think it's hard to "do" a resort, it's harder to "undo" a resort. You start form zero and build to 1500 owners building it, but it's harder to go from 1500 to 1 owner to undo it.)

I've been watching to see what comes next because I think it will make a nice little golf/fishing/vacation/vacation rental/starter or retirement home project.

I've still been following this, to see what the new owners do with it. I'm figuring they will resell the units as vacation, vacation rental, golf/lake, starter, or retirement homes.

You can't rely on Zillow, but it is showing them as big, 4-bedroom condos, when, in fact, most are duplex buildings, 2-bedrooms each. I suppose they could be sold as 4-bedroom units, but that is not how they are configured.

Looks like I'm not alone in thinking this would be a desirable place. Here's a tripadvisor review, not grammatically written, but the message is clear:

"You will find Apple Valley listed on LakeLubbers.com They forget to mention that the are, though beautiful, it is private for residents. But you can look :) This area was built less than 40 years ago and has beautiful vacation homes and spotless beaches that will spoil you. I plan to sell my house, move there and commute to Columbus for work - well, I can dream. A bit of paradise in the middle of Ohio."

It was a circuitous source, but I found out that it is now The Pines of Apple Valley, doing rentals, for among other things, Apple Valley Golf Course, which is a walk-to:

The owners are doing extensive renovations, and my next guess is that they will be selling condos.
