If you rent out your unit then you wouldn't be able to use points for the year. You can do a deed back and keep your rci account to use for extra vacation/last call rentals. Orlando rentals are hard because their are just so much inventory.

Timeshare, whether "weeks" or "points" has pretty much had its day. If you want to go back to the same resort every year you might get in if you book far enough out. Points was a scam perpetrated by the old RCI to revive flagging sales and anybody who converted their weeks to points wishes they hadn't done so. With T/S you'll have to pay a mandatory maintenance fee whether you use your time or not and then there'll be assessment fees for repairs and rebuilding. Both of those are subject to court action if you don't pay.

I worked for Starwood (now owned by Marriott) which then had the only feasible timeshare system in the world. You should check out AMResorts program which can do everything timeshare is supposed to do and more as well as give you access to all-inclusives, airfares, cruises and anything to do with travel and vacations at unbelievable prices as they now own the American Express Travel Service as well as their own 47 luxury all-inclusives and access to Wyndham Worldwide's exchange system. luigik123@yahoo.com
