Love this resort, We have stayed at about all the timeshares on St. Maarten & this is the best one!! 5 STARS all the way!! My sister said what's not to love about Flamingo Beach!! She also got a 2 bedroom! GREAT BEACH & loved the pool!! LIKED it so well in 2005 got three for myself! OUTSTANDING RESORT!
It's a nice resort but a word of caution, don't buy a timeshare anywhere in St Martin. Rent or Exchange in. BTW as far as my review is concerned, it's accurate but they didn't ask all of the questions that they should have.
First thing to understand are that Timeshare Owners own nothing, your status is that of a long term lessee (a tenant), look at the contract. The owner of the resort (usually a numbered company) owns the land, buildings and is recognized by the government. Timeshare "Owners" have No legal rights to speak of, no voting rights on resort issues, no right to audit books. The real owners also take pains to not let other tenants network and organize, supply a members section on their web site etc.
We have an 80 year lease for 1week at Belair Beach, previously we had one with the Flamingo (to sell and get out after 3 years of trying, we had to hire our own Realtor and got 30 cents on the dollar) , we are sent a newsletter once a year, it's most important function is to present a list of expenses (unsupported by any detail) which they claim justifies their ridiculous maintenance fees. We bought in 1995 with a yearly fee of $305.00, today it has risen to $932.00 (add the $50 tax to it and your near a cool $1,000), an average yearly increase of 8.5% compounded. It's actually higher if I included the occasional special assessment. They charge those fees because they can get them (you have no recourse) and also they inhibit your ability to sell (they claim they have resale programs but they are typically shams) Consequently, as maintenance has climbed, purchase value of the week has dropped (it's an inverse relationship). The week we bought for $14,000 in 1995, I can get for $1,200 - $2,000 from a number of sources, people who own a mid-summer week are at $500 - $1,000. So your left with a decision, pay this years maintenance or walk and start taking advantage of deals around the world. Every time I'm called an owner at the resort, I get annoyed.
My family exchanged one week, 1 bedroom, ocean view unit, for the Kaanapali Beach Resort, Maui, for one Garden view studio and one studio with a pool view at the Flamingo Beach Resort for January 4 -10, 2009. Our daughter really enjoyed having her own room! Both studios were very comfortable. Internet access is not free and only available in the lobby but I understand if you bring your laptop, cost is much less. This was our first successful timeshare exchange. Overall, we had a very nice time and enjoyed the Flamingo Beach Resort. Bottom line is we would return to this resort. Check in was a bit slow late on Sunday night. The Toppers restaurant, located at resort beach, had an excellent snapper dinner reasonably priced and excellent drinks each afternoon during sunset. Rooms were clean and staff available when requested. Security people were always on-site and visible. The family enjoyed the resort beach each day. We did attend the resort sales presentation and found that staff to be very friendly, informative and courteous and much nicer than the Kaanapali sales staff. We did not purchase additional property / points due to the unprecedented increase in maintenance fees by Diamond Resorts.
The on-site activities desk was very helpful. It was an easy walk to the Pelican Marina for two dive trips and two snorkelling trips. The snorkelling trip to Prickly Pear was very enjoyable and highly recommended. My daughter's two dive trips produced numerous turtles, large game fish, numerous tropical fish and no sharks! The Pelican Marina dive staff was very helpful and customer focused. At night, during January, nice schools of 20 to 40 lb tarpon position around the drawbridge to feed. This is an interesting sight for fisherman to watch and wish for a rod!
Traffic in St. Maarten is terrible and roads horrible! Lots of trash along roads and everywhere else in the community except for the resorts! Such a beautiful island but the locals do not care about their island's appearance! I understand this is a Caribbean trait and definitely a change after vacationing in Maui / Oahu for years! Simpson Bay Lagoon is very interesting because it is huge and contains many large, beautiful yachts. The passing of vessels in and out of the lagoon daily is an event itself. Recommend visitors rent a car and be aware of any damage to your rented vehicle prior to accepting. We did not have any problems, but criminal activity is a problem on most Caribbean islands. We also visited and shopped in Phillipsburg and Marigot. Both experiences were enjoyable. We did not see every beach, we saved that for the next trip!
Just got back today from a week stay. Check in was a breeze. No pressure to attend a sales talk. Everything was explained at front desk and no surprises. The units we had were large and clean. The towels were the best. Beds wern't bad but it wasen't home. The pool was nice and the monday party $20 per person for the buffet and show were good. The restraunt on site, Toppers, had very good food. Price was not bad either. The beach was also very nice and they were repairing two beach huts. We would stay again. This was our seventh time visiting Sint Maarten.
We loved the resort, after spending the first two weeks of June in St. Maarten we are dying to go back. The staff were always helpful and very accommodating, the rooms were large and clean. The beach is one of the best one the island especially for resort beaches, the amount of wildlife you can see is remarkable. The proximity to the Pelican marina is also desirable given the sunset sail is a must do.
We have stayed over the New Year and were dissapointed with rooms and services. We stayed in 2br oceanfront villa and I can hardly call it a villa. The rooms were outdated, doors were broken, cement steps to the second floor fell as we walked and the security guard told us that he informed the management to repair these a year ago, but nothing was done. The cleaning service is only once a week! I asked for a sewing kit, they did not have it! They do not even have a medical kit! The location is very convinient, but considering the lack of service and uncomfortable room I would not stay there again. We will return to the island in the near future and The Cliff is much better property.

Bought here sight unseen and visited in november 2004....very happy with the area, the staff the unit and the overall resort.
Our unit is third floor facing the medium sized beach which continues to wrap around towards the Pelican. This was great for smaller kids since there was a protective seawall for a portion of the way...comfortable lounges for everyone for a small tip...restrooms and showers and a bar all right there...
So lets explore...enjoy a day on the water...catamarans circle the island and stop to snorkel...great fun.
The food on the French side was world class at La Sammana, La Testa Vin and Vin en Rose...we also ate just down the road upstairs from the Flamingo walking distance...split one entree and one appetizer...with one glass of wine and expect to pay less than $60...cheaper food at La Tomatoes...and the pizza place in between the casino near the airport...
Enjoy Grand Case and Marigot more than P'burg...take the ferry to Anquilla and rent bikes for the day...see the celebs or at least where they have been...great cafe at the end of Grand Case...sit over the water...Sunset Cafe I think....
Buy groceries at the market on the Dutch side just down the road from the resort on the way to Grand case...French table wine $5 was very platable...great cheeses and breads, fruits and juices were all reasonable.
St Martin is lots of fun...and the people were great
We visited the resort in the week of May 20. The resort was under reconstruction. The beach was beautiful. We did visit friends at Oyster Bay Beach resort. We snorkeled at Oyster Bay, and we found very few fishes and lot of seaweeds on the sand beach. The beach at Flamingo was clean and wide. We found variety fishes when snorkeling around the reefs. The huts are nice shades. We love to snorkel and swimming at the beach. The room is facing south-west. It is a fabulous view to watch sunset. The room is clean and remodeled with marble bathroom floor and walls. The material of the cabinets is much higher class than the Oyster Bay that we visited. The swimming was nice but not as nice as Oyster Bay beach resort. Everything else other than swimming pool is nicer.
The location is central. We love the food at Boat House. We went to Hollywood Casino one night playing the nickel machine with $20. We won $120. I was happy with the returns.
We visited beaches of Orient beach and Mullet Bay. Both beaches were beautiful. We took a ride with wave runner to the island of Orient beach for $20 run trip. There were crowds of fishes. The other people went there brought pairs of hiking shoes. They said that they saw the carols and sinking ships on the other side of the island. The rocks were too sharp. We could not walk on them with bare feet. We also took a Prickly island trip. That was a very enjoyable trip with open bar and great snorkeling place. We saw sea turtles...
Location on Simpson Bay is great. One side is the bay with beach, other side is ocean with rocky shore. Sandy beach and clear waters for snorkling. Infinity swimming pool has great view too. Spent a lot of our time there in beach chairs just kicking back. The Island is 1/2 french and 1/2 dutch so there is a lot of variety for shopping and cuisine.
First visit to St Maarten in Jan 2006 and truely enjoyed our stay. The location was excellent!.In between both capitals, Phillipsburg and Marigot.
Rooms are right on the beach,fully equiped, highly maintained. Plenty to do in the immediate area but a car is a must. There is so much to view on the island.
We checked other resorts we were considering and were grateful we chose the Flamingo. We will definately stay there again.

Visited on a timesharing exchange at Sunterras Flamingo Beach Resort near Simpson Bay between 30 Nov 04 and 5 Dec 04. The room a studio was roomy and comfortable with full kitchen and balcony overlooking the swimming pool with daily maid service. The resort sits among several other resorts: Pelican, Vista and Atruim and you really need to rent a car to move about. The resort only has a small outdoor restaurant and not much else there with the best eating establishments are on the main road. The tennis court was under construction or repair. The resort steered me to Paradise car rental. We rented a nice compact but they did not except U.S. liability insurance that added an additional cost of $5 a day. The overall cost for a week was about $205 minus a $75 discount from Flamingo for attending their 2- hour timesharing presentation on site. The presentation rather than trying to sell you a timeshare was pushing timesharing points. They wanted about $15,000 for 5,000 points to use for exchanges at their resorts (yeah). The beach was small with shelly sand and lots of rocks in the water but the weather was super in the mid 80s. Other beaches around the island were much better if you dont mind topless (optional) and bottomless on the French side. Mullet Bay Beach was nice, not as rocky and crowded. Expensive to use the hotel phone so we rented a cell phone and phone card from The Mailbox on the main road by the car rental where you can also use the Internet for $2.50 during happy hour from 6:30-8:00 p.m. The cell phone was about $5.00 a day but nice to have in case of an emergency on the road. Expect heavy traffic on very narrow roads. We ate at several very nice restaurants namely the Boathouse, Jimbololo and an upstairs Italian Restaurant next to Jimbololo, (in the Plaza Del Lago) all on the main road near the resort at Billy Folly Road. Many eating places all over the island. If you have a late flight, you can check you bags at the airport early, pay your departure fee and get your boarding pass to avoid the rush.
We had a wonderful time at the flamingo...the resort was great, the service was excellent, we had a super view of the ocean, couldnt ask for me in a vacation...we will definitely return
This is a great resort! Gorgeous beach area, great pool with an "infinity edge" all around. Good beachside restaurant. We were fortunate to be upgraded to an oceanfront room (at no charge!) and it was magical. We were on the third floor and left our sliding doors open all night to hear the waves. The staff is very accomodating and friendly.
Have stayed here many times. Finally bought timeshare last year. Great resort people friendly,courteous, clean grounds, well kept.All amenities practically right at resort. Beach area beautiful,water warm and crystal clear. Even the fish are friendly!!
This was a highlight to my trip . The resort was very clean and the staff was a pleasure I look forward to returning soon. It was such a romantic spot I asked my girlfriend to marry me while walking on the beach at night. Excellent resort to visit.
