Sept. 2006~ We stayed in unit 113, a 2 bedroom across the street from the main building. The unit was newly decorated and at first we were pleasantly surprised. But we immediately discovered that housekeeping had not mopped the floor in ages! Our feet became black immediately so we had to wear shoes the entire stay. There were gobs of dirt under the chair, dried mustard on the kitchen counter and food crumbs in the frying pan. The guest bedroom door was split apart and would not close, 2 remote controls had no batteries and 2 lamps had no bulbs! The underground parking had trash laying around. I spoke to an owner in the beachfront building and he said he was very disappointed in housekeeping as well. The area is nice and the resort is within 5 minutes drive to tons of restaurants and Publix. The front desk staff was very pleasant and immediately provided us with light bulbs and batteries. We did enjoy our stay and would return after housekeeping is trained properly.

We rented again in March 2009: this time a bungalow. Awesome service --awesome beach --awesome pool. Yes, housekeeping does leave a bit to be desired, but I have not had one timeshare rental here or anywhere else that was to my housekeeping standards...but then again... We had loads of fun and recommend this place every chance we get!

We are a family of 6 and rented a two bedroom, two bath timeshare from this resort in May 2006. It was absolutely fabulous....clean and lots of amenities. The pools were great, beach access awesome and there was something to do on site every evening that we were there. I couldn't ask for a better vacation!!!!

We stayed in March 2005 what a wonderful time. I love the family atmosphere and the small town feel. Our room was great the beach is wonderfuland the pool was a blast. Fun things were put on by the resort like Italian Night where we has samples from a local Italian restaurant. It ended out to be a full meal! 15 minutes to Daytona if the mood hits you.

Coconut Palms 1 (Fishtail) building is nolonger associated with the other Coconut Palms buildings. This is the building at 811 S. Atlantic. The resort is run by RPM management. The resort is undergoing an upgrade. The 3 bedroom penthouse we stayed in was very nice. Lots of room and in excellent condition.

There were no activities at the resort. The pool is nice but not heated if you go in the cooler time of year. There is no hot tub. I think there are only 22 units in the building. So if you are going to Coconut Plams besure of the building you are going to. This building is completely sold out, so only resales are available. Also there were no staff people on duty at the resort. We did see and talk to some maintenance people during our visit. We were there the week of May 14th, 2004.

Beach is great and our ocean front view was spectacular. I would go back again. Bob Wilson

Coconut Palms is probably a wonderful place to stay. But it wasn't my experience. I put in for a trade at least six months in advance, based on the picture of the resort and all of its amenities that was shown at the exact address they listed in the exchange directory. It looked beautiful, and I was excited about going. I was so excited that after numerous attempts at trying to get a 2 bedroom for my fair and equal trade (I had given up a 2bedroom oceanfront unit approximately 25 miles away to experience this part of Florida). So I give up my 2 bdrm, waited and pleaded for a 2 bedroom at Coconut Palms, and after 6 months finally got talked into a one bedroom big enough for my husband and myself. Since all the units they had were oceanfront, we finally gave in and accepted the one bedroom for my sacrificed 2 bdrm. And we drove the 1800 miles for our vacation. We arrive at the resort, only to find out that the company owns several resorts (some next door to each other and within walking distance of this one) and some of them across the street from the beach. So they traded us into a one bedroom at a different address than what was advertised, out by the street, in a dark corner and behind the flight of stairs. They claimed the address we requested was completely booked full (In November), for every single floor and every single unit. We discovered later by talking to several of the guests there that the resort was less than half full, and remained that way throughout the week. And even later realized by talking to a salesperson that there were people staying there who did not own or trade there but were given free amenities and accomodations to take the 'buyers tour'. (IN OTHER WORDS, THIS IS PROBABLY WHY I COULD NOT GET MY EXCHANGE TO COCONUT PALMS IN MY OPINION. THEY KEPT THE GREAT STUFF FOR POTENTIAL BUYERS!!) After ranting and raving (and eventually receiving a free trade by the exchange company) they checked us into the oceanfront unit of the address next door on the second floor and we had to carry everything up stairs. It was an old motel, conservatively updated, with no access (accept for the street entrance) to the original Coconut Palms address to enjoy the activities (yea right) at their resort. After the first day of fighting off the timeshare salespeople by the pool, went back next door to try and enjoy the pool there. (Which by the way was permanently cast into the shadow of the big Coconut Palm (beautiful building) that they advertise. All I can say is BEWARE OF TRADING INTO THIS RESORT AND ASK LOTS OF QUESTIONS!!!!! We would never go back here again!!!!! ASIDE FROM THIS EXPERIENCE, WE HAVE NEVER HAD ANY PROBLEM EXCHANGING IN II OR RCI. TRADING ANYWHERE ELSE FOR ANY OTHER EXCHANGE WAS OTHERWISE FANTASTIC!!!!!!

This is such a great resort. We stayed at the coconut I better known as the Fishtail and we just loved it. So much so, that we bought a 2 bdrm unit. The staff is very accomodating, and the resort is just fabulous. If you like the small town feel, this is the place for you. 15 minutes north is the world famous Daytona so you can relax on the beach during the day and head to Daytona at night. Wonderful place to stay!

Have owned since 1996. Enjoy the small town atmosphere. Can get big town fix at Daytona Beach just 15 min north.

Norwood's Seafood Resturant is the place to eat.

One small negative with families with small children. Driving is allowed on the beach.

I own four floating weeks at Coconut Palms Beach Resort and I love it. I have been fortunate to have scheduled weeks during a full moon. The night sky in the New Smyrna Beach area is relatively dark, as compared to the Chicago area, and the moon's silvery path across the dark ocean to the horizon with bright stars overhead is a very romantic experience. The broad, hard packed, white sandy beaches are wonderful for strolling, biking, automobile driving, swimming, surfing and sun bathing.

I have also been fortunate to view, from my ocean front balcony, a shuttle launch from Cape Canaveral/Kennedy Space Center 45 miles away. I figure that 15 seconds after lift off, I was as close to the shuttle as it rocketted into space as was the crowd at the Cape. I saw the launch in February, 2001. It was about 6:00pm, the weather was clear and mild, the sun was below the horizon, but it's rays illuminated the rising shuttle with it's long firey tail and brilliant trailing exhaust plume. Without binoculars, I could view the shuttle as it appeared to arch out over the Atlantic ocean and eventually separated from it's boosters which plummetted back into the ocean.

The New Smyrna Beach area is a quite, art community with interesting galleries, antique shops, good food, golf and shopping. It is about 1 1/2 hours from Orlando/Kissimmee (Walt Disney World, Universal Studios, etc.), it is just north of the Cape and it's National Seashore area, it is just south of Daytona Beach (NASCAR Race Week, Bike Week, etc.) and about 1 1/2 hours from St.Augustine. New Symrna Beach is well located for Northeast Florida fun....Joe Tragesser
