I am an owner, and just returned home from my week of timeshare in my 2 bedroom lock-out unit. The vacation went fine, the activities director John is really great. The maids have a very easy job from what I have seen. They never come to your room until you leave, which is fine. But the message letter states they will exchange your towels and linens out mid week Tuesday for our floor. This never happens. You never get new linens, you only get towel exchange, and only if you happen to catch them in the hall. The room needs some new equipment in the kitchen, and beware the crappy frying pan that will slaughter your eggs or pancakes or the like. It is unfit for cooking anything that you don't want to stick to the pan, even with oil or butter covering the bottom! Then there was a 500lb woman who we had the pleasure of watching take a bath in the ocean right in front of our balcony, put shampoo in her hair, took 20 minutes to get standing, and waddled over to the public showers on the side of our resort. We proceeded to watch this woman finish her shower while removing her clothing in public! This was on the 4th of July, midday, with lots of children around. Finally beach patrol said something to her, oh, and she was still topless at this time, she finally did pull her 'bikini' top up and waddled to her friends SUV to get in and leave. I expected more from the beach patrolman. For everyone's disgust from her activities on the 4th, the minimum should have been indecent exposure, not to mention the scarred minds of many children now. I was in awe that this actually happened on a public beach on a major holiday with no reprecussions. Back to the resort, they also called all day on our 2nd day to get us down to talk about my ownership. That's when they hit you to 'upgrade' to the building they are going to build next door, which will be new, ect. And the money you have to pay to upgrade, they say we will pay in renovations to this resorts balconies over the next 5 years. I absolutely think these salespeople should be shot or fired at the least. They are usuing scare tactics to get people conned into purchasing this 'new' property that hasn't even started construction! They need the money I guess to get it started, and what better way than to con your already committed owners! Supposedly, it will be $2000 plus reg annual maintenance fees x the next 5 years. This means $10,000 extra in assessments for only balconies. Now anyone can do the math for 1 week at $10,000 x 52 weeks each unit x 170 something units..... please. What a crock. Oh, and when you decline, they proceeded to tell us if we didn't upgrade we would also be responsible for all the other owners assessments who have already upgraded, as they won't have to pay them, and all the leftover owners will have to foot that bill also. Ummm, I believe this is definitely illegal. I really liked the resort location, most of the staff, and the variety of activities, as well as the great views....but if they think they are going to resort to scare tactics to get people to buy their properties, I am seriously thinking of selling and buying from another company. They are ruining peoples vacations by bringing them down to 'sell' and threatening them financially if they don't want to. And then they lead you to belive the balconies are unsafe, so you think twice about walking out on them after that, so....there went your supposed worry-free vacation timeshare. The 3 star rating is for the resort in general...minus the sales staff, esp. TINA, our aggressive dragonlady slave driver salesperson.

We arrived at this resort and was treated terrible. We were owners and because we went through RCI to book, we were given one of the rooms on the front of the building. We didn't even know these units existed. We owned a two bedroom lockout unit but only booked a one bedroom so that we could use the unit for two weeks. We checked on red weeks to see if there was any units for rent, so that we could get ocean side. We were told that the unit that I found on Redweeks was already being used. I checked the computer everyday and this unit was listed all week. The second week they were going to put us in a unit that someone else was in and they were trying to make them leave a day early so they could put us in that unit. However, we finally got put in a unit and you guessed it, it was the unit that I was going to rent from redweeks listing the week before, it was also listed for rent that week too. We went to the board meeting and I would advise anyone who is at a timeshare when they are having a board meeting to be sure to go. We were very suprise at how they do business there. The accountant was really confused and took a lot of time trying to get the board to work with her to straighten out the funds. We enjoyed our vaction, but this place is not easy to work with. They all have a different answer for the same question.

My family visited the Royal Floridian for a week last August and we had a wonderful time! The accomodations were very nice, and the staff there is A+! The activities for the children are endless, and we enjoyed a couple of nights food and entertainment right there at the resort. The pool is beautiful and the Tiki Bar - well, happy hour was great, but Steve, the bartender, is one-of-a-kind! You will enjoy this place! Karen Clarkesville, GA
