It's a grand day at Grand Seas Resort. Situated right on the beach, Grand Seas Resort's timeshare accommodations include studio, one- and two-bedroom units, and townhouse units. Studio units sleep two or four and include a queen size Murphy bed, and queen sleeper sofa in four-person units. One-bedroom units sleep four and offer a king bed in the private bedroom and a queen-size Murphy bed in the living area. Two-bedroom units sleep six to eight people and offer a king bed in the master suite, queen bed(s) in the guest bedroom, and a queen sleeper sofa in the living area. Townhouse units are two story and feature a king bed in the master bedroom, and queen sleeper sofa in the living area. All accommodations include a full kitchen and whirlpool bathtub.

On-site amenities at Grand Seas Resort include an outdoor adult pool, kiddy pool, poolside bar, children's play area, indoor heated pool with hot tub, fitness center with steam room, and a nine-hole beach side mini-golf course. Not in the mood for cooking? Grab a bite at Gilligan's Hideout Pub & Grill, or just get a small snack at the MiniMart & Gift Shop.

For you adventurous types, Grand Seas Resort also organizes casino boat cruises and deep sea fishing excursions. Also, the Grand Seas Activity Department has full-time employees working Monday through Friday to organize daily activities for children and adults.

Yes, holidays are hectic at a large resort, duh! Bottom line is this resort has 800 feet of beachfront, a gourmet Italian restaurant, a breakfast buffet, sandwich shop and bar, poolside tiki bar, 2 huge outdoor pools and 1 indoor pool, outdoor and indoor jacuzzis, awesome tropical mini golf, childrens playground, mini mart, game room, workout room, walk across the street to more restaurants, Publix and more.

I own a fixed Race Week 6, have visited twice and rented out once, never a problem, staff was friendly and everything was clean except during the rennovation. It's a great resort with lots to do whether it's rain, shine, hot or cold, and convenient location to Race and Bike Week events. By the way, 5 star ratings are unique in Daytona since most resorts don't offer as many amenities as this one. And yes, parking is an issue at ANY resort on the beach!

NO BALCONIES. Great ocean view and would be nicer if you could sit outside. Rooms are average. Hallways are all outside and dirty and gloomy. The Elevators are slow and dirty and sound like they could quit at any time.

The entrance and exit is a total mess. You have to exit the one way entrance and if there are any vehicles other than you, you are in trouble. Had a line of 4 cars trying to get in and 3 trying to get out and tempers were hot because no one at desk or security would help clear up the mess.

Had several problems with phone and a very loud air conditioner, but maintenance was very fast to fix them.

I don't think we will go back.

We ahve been owners since 99 and it has gotten worse every year, so bad that my wife won't ever return, we would sell but would take a beating. In the beginning we had no problem with bonus time or bookings, the staff was very friendly but as time progressed we noticed the staff was not as courteous and we had more difficult times with our accomodations ,the elevators are slow and the parking is horrible. Hard to believe this is a 5 star resort.

We went with out daughter and her 2 baby-girls. We had a ball, could watch them all the time, they could have walked the beach for hours!! The indoor pool had aqua-classes, and was great for the kids when the weather was not so nice. Everything is very conveniently located. Got fresh towels every morning. The patio was nice, since we were right there by the pools and playground. Could not have a better time! We loved it! - Staff friendly and helpful - will go back next year.

We have stayed 2 weeks - 2000 & 2004. Resort totally renovated. Rooms have all new furnishings. Took 22 golfer friends & families in 2004. Played area golf courses. Great beach! Enjoyed resort & amenities. Reasonably priced food at resort. Great value for your money.

So unhappy we sold our week! We went there two summers ago when I was 8 months pregnant. We were there at 4:30 to check in and had to wait 3 HOURS to check in. There was only standing room. We had our 2 year old with us and I BEGGED to just get a room, I really didn't care if it was clean or not at that point and they actually said NO we had to wait til housekeeping was done. There were at least 15 other families waiting too. Management gave us 50.00 gift card to dinner (woo hoo). Our sleeper sofa was broken with the metal arm sticking out of it. Well maintence was closed by the time we got to our room so it took til almost 4pm the next day to get it fixed. The north pool was "out of order" for 2 days. The palm tree in the kiddie pool was broken. The slide in the kiddie pool was awful, peeling and chunks of styrofoam coming off. Pool towels...more like hand towels from the dollar store. I was in the room while our son was napping (1:00pm) and I ordered room service. Imagine my surprise when the lady taking my order said it couldn't be delivered for almost an hour cause she was by herself and couldn't leave the resturant!!!!!!!!!! This resort is horrible at taking care of its owners. Although they treat you like cream of the crop before you buy! Much rather stay at the Ocean Walk down the road for a few $ more! Now that is a family resort!

I have been an owner since 2000. Our feeling is it was a great family resort however the pools are cold and they don't allow pool toys ie: rafts floats etc. The security lady is very rude and mean. We have been there every year and each year it has been stressful, not good for a relaxating vacation. The rooms they sell you are nothing like the rooms you end up with. The 1st year the room was dirty, fold out couch was broken, the service was slow and there was no one to be found to help out. Once purchased they don't care that you are an owner or not. I hate the fact they are always walking through the pool area still, after 6 years still trying to sell. I plan to sell as soon as I have the time to do it. I would much rather have a nicer, friendlier place to vacation. There is only one person in the gift shop for food, selling merchandise and room service. Very over worked and not so happy to be there. They put all their money into making the pool and outside premises look nice for promising new owners. They need to work on the rooms with updating and cleaning. The 2nd bedroom is extremely noisey in the mornings and late night with highway noise and traffic. Will do all possible to sell and know I will take a loss as there are much nicer places to buy on the beach. With what I paid 6 years ago I would be lucky to sell for a third of what I paid. Not a good investment.

Beautiful view of the ocean. Condo is small but usable. Needs renovation but good location to Disney, Cape Canaveral, other beaches. Overall, a great vacation. Pools are very nice outside.

We were there 10-4 to 10-11 2003. Stayed in room 4000 south end of building. Resort seemed about 60-70% full. Checked in about 5:30, no real problems. Can see traffic problems if you check in with a crowd. Room was clean, biggest complaint was pullout sofa was uncomfortable to sit on, luckily we didn't need to sleep on it. One burner on stove, large one didn't work. Pool deck was clean and roomy, nice having the two large pools.

Had childrens activities daily. Nice workout area, all machines working and clean.

I stayed here twice and on the second time we purchased. But due to an accident we will have to sell this 1 we own 3. This place was great kids loved it and so did we.

My wife and I spent our vaction there May 17 thru May 25 of 2003. We were very happy with our service and was treated extra special by the staff. We were given a tour of the place again and joined Club NAvigo and changed our rental system to the new points etc. Also won a free week of vacation to be added on to what we have. Yes, they have parking problems, but we managed fine and walking a lot was what we planned on anyway. Plus oc course the Trolley was available. I suspect that the staff reactgs like anyone would if people come there only demanding and not trying to cooperate with them. I watched one lady make a fool of herself at the reservations counter over a really small matter. If you go there to have fun, you will Tom and Carol Tompkins, Owners

We've owned at Grand Seas for four years. Great location, beautiful grounds. It is very clean and we have never had a problem with towel exchange. Yes, parking can be a problem depending on when you go there, but park the car and take the trolley everywhere. We have never had a problem. For the woman whose children were in the pool--perhaps she should teach her children to follow the rules and not tell the security "make me" when told to leave the pool. I, for one, am very happy for the security. Staff is friendly and helpful.

THIS IS SUSAN WELL ME AND MY PARNETS HAVE A CONDO THERE THAT WE GO TO EVERY YEAR AND THE SUMMER AND I THINK THAT GRAND SEAS IS ONE OF THE GREATEST PLACES I HAVE EVER BEEN THE WORKERS THERE ARE VERY NICE AND ARE WILLING TO HELP YOU IN ANY WAY THEY CAN. THE RESORT IS A WONDERFUL PLACE TO JUST GET AWAY FROM IT ALL...

Hi! I'm a owner for 4 yrs at Grand seas resort, they need better manegment,last summer we where at July and the stuf aren't friendly at all,the securetyis very rud,the need to keep the,pools open till 12 am,on list for adults,they shut the lights at 10pm,when you go for vacation,you like to stay littel late,but you can't becouse of securety,last sumer they call poclice at my boys,becouse they where on swiming pool,at 10;30pm,the securety was very rud, to them he don't ask them to leave the pool nicely,but the rud way,he toll them you leve the pool now or i well make you leave the pool ,at the nice way or the hard way,the boys,toll me they where going to leave the pool, but becouse the way he said at,they where angre at securety,and they toll him, make as leave the pool,so he start grab them form the cloth,the boys run a way from him,i don't know at till 2 hrs later cops come at my room. And i like to know why this thinks hapen? When you go on vacation,it sopose to be fun time ,and not like that, we call are vacations last summer, Vacation from Hell, i think they need more parking place,and pay the stuf better,so they can give better service,like cleaning the rooms, do not close the pool till 12 am,like Best Western,next to Grand seas Resort, thank you ,i hope thinks going to change,

Hi I bought into grand seas resort in Aug2002 and on an exchange me and my wife stayed there Chrismas week, it was a real nice and clean place i like the veiw we had it would have been better if rooms had balgans. the things i didn't like was the poor house cleaning service you almost had to beg for a trash bag and dish soap also the towel exchange was bad. the hours were from 8am to 4pm I went to get towels one day at 3:30pm there was no one around it was not chrismas day either if you got towels for the pool you had to keep till next day because the room you got them at closedat 8pm. you people need to get more organized the bar and food room closed at 8pm how can you be a5 star like this was very disappoined in service. I'am a owner at Grand Seas but i think i will sell ,this place is more for family with kids that is why they roll up side walk at 8pm
