I sold mine using an online company. If you would like the name, email me (rosic@rock.com). I think if I post the name, they will just delete it. I did get my deed about two years after I purchased the unit. What are the maintenance fees up to now?

fees actually went down to 1300, after that huge increase, however they changed the due date. First they were due by Jan or Feb 15, I forget which, now it is in December. In answer to someones previous question of why I did not jump on the $28,000. It was only to purchase one of their time shares. I do not want to get into something like this again. I own outright at HDM, and even with the 28K, I would have another mortgage as the unit was more than that. So I passed. I still think renting is the best bet, and of course if you ask a lot of money you won't get it but something towards the maintenance is better than paying it all yourself. I will try and let you all know what happens.

The H.D.M. was suppose to install a generator to help keep our electrical cost down, this was the reason for the assesment, the Cerromar use to supply the electric to H.D.M. and the riverpool was part of the Ceromar property too. I know things are taking a long time in P.R. to get done but this project has nothing to do with the construction next door, was this started and is it completed ? This is as least a positive step that should reduce the high maintenance at this timeshare, "I hope". Like I said there is no communication or not enough communication from management. Rumors are the only way we get any information, and thats really sad.

Apparently there was a big meeting and Dorado Beach is starting to renovate (not Cerromar) The Beach Bohio was purchased by another owner and is being run poorly, although now serving breakfast as well as lunch and dinner...Originally we had 3 months to pay out maintenence fee when I bought...now bill comes and is due in a month! I want to rent but not sure how to go about, being as how, the place has very little to offer...would love to do a law suit...please get one started...You know that when they do the Ritz, WE will NOT be allowed to use facilities...

Right here on this website, they will help you rent your timeshare. Craigs list, local papers, internet websites. All of these will help you rent your time share. I was just there the first week of August, and found many locals there. By speaking to them, I found many had rented. They took advantage of the Wed-Sat short week. I and one other couple were owners, and some were there through the exchange. The Bohio has added seating which is nice, but yes, it is poorly run. They could make a lot more money with experienced bartenders and servers, and by staying open later. Since the pool is the main attraction now, many people stayed in the pool until Midnight. In response to your comment that the Ritz won't let us use the facilities, I disagree. Looking at it in a business sense, the HDM will bring lots of money to their bars, spas, restaurants, and anything they have to offer. Whether it is the Ritz or any other Hotel chain, the HDM will be their lifeline. The area has built up a lot. Many more stores open for you to purchase things you may want or need. It is true HDM is not what it used to be and those of us who purchased with the thought that it would never change were really fooled. There is always strength in numbers. I do not think a class action suit would work, because none of the amenities lost from the Hotel were promised in the contract, however if a huge percentage of owners got a petition together or something of that nature and confronted Hyatt, perhaps we could gain something. The maintenance is remaining high because of the water and utilities. The HDM is attached to the Hotels water and sewer system. The electric is easy to change, the water is something totally different. Right now PR's government is in utter termoil. They have fired thousands of workers, these things are not going to get done easily or cheaply. If the Hotel that purchased does start to build up now, it would be good for everyone, even the PR people. Jobs are really scarce, and tourism may be their only salvation. It seems there are only a handful of us here on this website that have been speaking back and forth for a few years. If anyone has an idea of how to contact the majority, perhaps we can start something going.

The last two post are great, but as you said their are only a handful of people hear that seem to participate. At another timeshare where I own there is a owners board with a director and have votes on important issues along with proxy votes. This is something that I feel needs to be done here so there is some organizational aspect in dealing with Hyatt and the employees, if this was done perhaps we could get a hold of the owners information for a mailing. Would the Hyatt balk at our request, if they do we need a lawyer who is licenced in P.R. to handle some issues because even under the freedom of information act would probably not apply here in P.R. . A story that comes to mind, I was told that at the Cerromer there were high paid employees and a powerful union that represented these workers. What I was told was that the workers and others would come by the beach area in boats and blew horns to make the tourist annoyed so they could get Cerromers management to give in to their demands. The Cerromer closed down for 1 year to break the union, it was the only way legally to end their union representation, this started a downhill slide for them and has seemed to take us along with it. Now the people in P.R. want some jobs, well when I see what has been going on with the way all things in P.R. are done I just don't feel I can support this feeling of sympathy for them, even at the Bohio I felt like I was imposing on the worker to get me something. And also play some American music, I 'm on vacation, not you!!

In my opinion, Hyatt Vacation Club used fraud when selling us these timeshares. They did not tell us they did not own the hotels we all loved. They did not tell us the riverpool was not part of the Hacienda del Mar. They did not tell us our utilities and AC were dependent on the hotel they did NOT own. The AC is a big part of what is driving up our maintenance costs. I filed a complaint with BBB about Hyatt's fraudulent sales practices in PR. Perhaps if more of us filed complaints, Hyatt would take some action. And do not expect to have privileges at the Ritz. Do you have privileges at the beautiful water park the golf course built, the golf course that used to be managed by Hyatt but is no longer? NO.

As I said before...I DO NOT think we will freely be allowed to use ALL of the facilities at the new resort (still The Ritz, according to ex-Hyatt employees, some of who were at the meeting) We may be allowed to use the casino if built, and restaurants, but so will every local on the island...We already had the beach at Dorado taken away from us awhile ago...why let us back??? One very important factor to consider is that "legal matters" are handled quite differently than here in the states...They may be a commonwealth of the US, but are totally seperate in their thinking and their laws...My daughter lived and worked in PR for over a 4 year span...We have to deal directly with Hyatt, not Ivan at Hacienda, his hands are so tied! To add, I WAS promised a river pool, restaurants, and a casino when I bought...Why the hell would I have purchased just a room??? I still feel something could be done as a show of restitution, but what I don't know!

Is there a website we can at least forward the page I am reading with these post to someone in Hyatt Corporation and then see what they have to say and post the link? I would just love to see their arrogance in writing that would get us to file some sort of legal action. The Hyatt has many attorneys that could fight us so it would cost us a lot of money, we need the list of owners at the H.D.M or for the Hyatt to realize that there is some sort of injustice to it's members at the H.D.M.. At the very least we should not have to pay a transaction fee to go to another destination, we should have the cost of the "free" Interval World membership deducted from our maintenance while they try to get us back to the standard of value that we were promised as vacation timesshare owners. And as I said does everyone realize that on your resale to a private party your purchaser loses some benifits when you sell to other than Hyatt, Anyone here feel they were told this at purchase time?

This may sound strange, but we were told after the first things started to close (restaurants, shops, river pool), that you could sell privately and then Hyatt would counter offer you...but of course, Hyatt isn't buying anything now at all...nothing was mentioned in the beginning about if new owners "would not have same priveliges"...All I ever heard from Hyatt Corp. itself is "use another vacation spot until HDM is finished"...they could care less about all our inconveniences...good luck on getting a list of fellow disgruntled owners...it would definitely be helpful!

I just emailed Hyatt Corporation and informed them that we would like to get a list of names of the owners at the H.D.M. so we could have an election of an Owners Board of Directers and to make a mailing for proxy votes for it's members. What I said in this short letter was that there are many upset with the lack of communication of the Hyatt Corporation in regards to this timeshare, I also asked them to advise us on how we can start this group so we can have input on the way things are handled at this resort now and in the future. My feeling is they will not reply, and if they do I will try and get the ball rolling. If they don't I will asked them to read the post here on Redweek.com , even though there are so many owners that do not know this blog exist, there are many people upset with their purchase at H.D.M., but I feel that we all have the same feeling about this whole mess with the way a large group of Hyatt owners are being forced to vacation at a place that is sub par to what was promised at contract.

Thank you for your efforts! As a minimum in terms of restitution, I suggest hat Hyatt reimburse its owners the difference between what the maintenance fee was before they gave up Cerromar and Dorado and what it is times the number of years it has been since they gave up those two hotels. A rough estimate? $500 X 5 = $2500.

Today is the 19th and no response from Hyatt. I thought that would be their response and I doubt that they will respond even next week, so I guess we stand still until I can get a better way to reach someone in the Hyatt Corporation to discuss our feeling about what has happened to us at this resort. Their response will be some people love it this way because it's so quiet.. Any suggestions?

September 14 and never heard back from Hyatt, the board is quiet and the squeaky wheel gets the grease, so our battle is over. The Hyatt wins!!!

Just read a post here for a Hacienda Del Mar unit that sleeps 8 for Thanksgiving week 47 , a Silver week and a 5th floor unit that's for sale. They are asking $4900 US dollars, what an investment for them. They could have just purchased a defunct timeshare when they made a purchase back when and used it for trading purposes, I guess that's what the new owner of this persons unit will do when they buy it. Also there are many fees due in P.R. when you sell so the seller might see a small portion of his asking price . Unit is listed on Redweek in the "for sale section" , buyer does not get to use the Hotels every other year and the seller does not state this because they probably don't know. I am not the broker, just a messenger.

Also Hyatt has the right to stop the purchase because it may be too low, do you think this will happen, I don't, and I do not think they will exercise their right of first refusal where they can make the puchase before anyone else.

They won't step in. They no longer care about the property (IMO). If the maintenance fees weren't so high (and volatile) I would have kept mine, but I could find better deals in places just as nice as the Hyatt Vacation properties. The fees aren't that bad, but I doubt the seller is aware of them. I certainly wasn't when I sold mine.

Okay so here's another unit for sale at the Hacienda Del Mar week 39 going for a $1000 , come on Hyatt, this is a fraction of what someone paid for this after your super sales pitch. As I wrote in the last post the Hyatt has the right of first refusal to purchase this so the value will remain for their property. Will they just let it go for this price in a private sale? We all seem to like to wait and watch someone do something , but they know you won't so they will do what they want and let the values drop. If I paid a $1000 for my unit I wouldn't be complaining here on this forum, but Ivan should be getting some phone calls from people that read these post that own there and I will call him too, he should be able to relay our concerns to Hyatt management.

O.K. nobody really cares, or is it that we are so unorganized. The new Redweek listing price is $500 for week 18. As I said before, the Hyatt Corporation has what is known as "right of first refusal". This is to protect the resale value of your timeshares, i.e. if someone sells a unit for $1000 or $500 they are suppose to step in and purchase this unit for themselves and resell it on their market to maintain the value of the Hyatt property. Why do these prices really get the green light from Hyatt? My guess is that they do let these sales happen and they are just glad to have someone paying a maintenance fee for the units week.

How much more than $500 did you spend for your unit?
