Just tried to pay my maintenance which is too damn high to begin with and was told that I would not be able to pay a year in advance, i tried to tell her that I want to be paid in advance so I can put two weeks together and she says "she can only collect $27 which is the difference between my previous maintenance and this years". So I said I want to do it again, she replies that she can't, I have done this before, I am so sick of the Hyatt and all the lies about their river pool and there still is no work done at the H.D.M.,there is no new power plant yet as promised that will reduce the maintenance, they knocked down the Dorado and still the Cerromar stands as it always has for the past 5 years. Why can't the Hyatt have a better communication with it's owners, what a joke their company is.

Are all maintenance fees due at the same time.? I received our bill just a week ago, and the delinquent date is December 14. This year it went up again. If you remember it was $1500+ then last year $1320. Now this year it is $1398. It irks me to pay as much as we are, but I paid a lot of money for my 2bedroom in 1999, and I refuse to sell for less than what I paid or at least something decent. The only good thing left is to be able to rent at other places. I look at it this way. I would pay at least $1300 or more for 7 days in a hotel, so I have been using interval. Although, intervals book keeps getting smaller each year. I had a very long conversation with Ivan in September. We stayed at HDM in early August, and when I received a survey from Hyatt, I let them have it with both barrels. I told them everything and more. I then received a phone call from Ivan. Look, this is the way he makes a living. He is a corporate man and will not say anything against the corporation. Aside from apologizing for my unhappiness and displeasure with the way things are at the Hacienda nothing was done. The only thing that will make Hyatt stand up and listen is if the majority of owners just up and sold for whatever price, or if the majority of owners just went on strike and refused to pay maintenance. If it is only a small group of us, the only thing that will happen is that they will take away our properties for breach of contract. We agreed to pay maintenance. Let's face it, the corporation is the only winner here. We here on this website are only a small group. There are not even 10 of us that write here. Just a handful who are angry and frustrated. I try to be a optimist, and hope that the promises that were made will actually come to fruition. If anyone has any other ideas, please step forward and speak. I have had advice from 2 attorneys, and we don't have a leg to stand on. No where in our contract does it state anything about the other properties and our use of them. We can only get them for breach, and so far they have not. Hang in there guys, lets hope for better days.

i spoke with Ivan recently and discust the construction of the generator for the electricty for this timeshare, he also has some frustration and suggested that we go ahead and build it and get reimbursed. After hanging up the phone I said to myself "by who". Also I voiced my displeasure about the communication from Hyatt regarding the progress at H.D.M., I said that I would need time to make plans and that the disruptions coming from a construction site next door is not a vacation by any means. How about some pictures in their communications letter. Ivan than said that the Cerromar is in the same condition as it was years ago and the weather is beautiful and it is quiet and the Beach Bohio is serving breakfast, lunch, and dinner He said that the Dorado which is to the right of the Cerromar is under construction and that these two properties are owned by the same developer.Why they couldn't have agreed to rebuild the Cerromar first is anyones guess. Also I wanted to know if the Dorados old property was moved back from the waterfront and how far in comparison to H.D.M., I said that if I was aware of the no construction I would have maybe decide to go there. We also have to pay extra money to go to Interval International or Redweek or whatever. The Hyatt should wave our exchange fees or reduce them when we want to go on to another Hyatt. Also the conditions set in the contract that forbids any subsequent owners of your timeshare from using Hyatt Hotels to be included in their ownership is bad for the resale value and should be changed by Hyatt. It is bad enough that the Hyatt Corperation has allowed some of these timeshares here to sell for $500 or $1000 without exercising their right of first refusal to protect out investments. I still need to talk to a higher authority to pay my maintenance in advance, and when doing so I will voice my concerns to the proper people" if possible" , we are unorganized and need to see how to start an Owner Coop Association. By having a vote and a voice we may get some respect from this awful company, they probably have that we can't in our small printed contract.

Just finished writing to Hyatt along with a copy sent to their consumer affairs division, I wrote to tell them that we would like to establish a Cooperative Owners Group to have a say in the matters at this timeshare i.e. budgets, projects etc., I requested information for obtaining a mailing list so we can communicate with other owners and establish a proxy roster for voting on important matters that happen at the Hacienda del Mar. Does anyone have an original contract/brochure that was used at their closing so my lawyers can read if the river pool was described as being part of the Hyatt property. If you remember the the way they presented through the sales office please post here. Thanks

I will check I still have the entire closing package as presented. The entire thing is so unbelievable. I think that the answer is in publicity rather than a lawsuit. Hyatt actively promotes their timeshares. If called upon in the press to answer I think we have a far better chance of having something done, then through a lawsuit that will wnd through the courts over time

Problem with trying to publicize all this info is who do you really direct it to? As much as I truly love Puerto Rico and the privacy that this timeshare grants me it is becoming a sad situation. My husband and I bought our timeshare outright so all we have are the common fees which have not come down in their costs. I am disappointed to hear that nothing has happened to the site next to us. I figured some of this would have been completed by now. I have found that at the holiday times, they are basically getting more fees from the local residents so we can't even more our week #2 into that time slot. How sad that such a beautiful resort is becoming distasteful to so many. Don't know how this can be changed!

I have the original brochure where the river pool was shown. Also I believe I still have one of the old Interval Exchange Catalog where HDM was listed as having the river pool, tennis, etc. as part of the property amenities. I can also try to call Puerto Rico residents that offer their HDM week in the local ads, to inform them that we want to establish the Cooperative Owners Group and start getting the mailing lists.

24 hours has past and no reply from the two departments within Hyatt, they are probably discussing whether they want to allow us to get a list, they will say they have to protect peoples privacy. I will contact other timeshare boards to see what is needed. The Hyatt Consierge said they understand our frustration in regards to construction and the delays. They also say that there is no new news and that is why they have not communicated with us regarding a complete construction stand still. I informed them that there is a cost to owners when we have to go to other resorts even within the Hyatt, and the lack of points to make exchanges for a week is also a factor. They really seem to have buried their heads in the sand, we are entitled to a better communication and some sort of relief for exchanges. Also I was told that it was the developer who gave the right to use the Hotels at Hyatt every other year. Why Hyatt, as big as they are couldn't change such a rule is beyond me. The right to use the Hotel at Hyatt is a selling point for everyone who owns. Why buy a timeshare used from an owner at Hyatt Hacienda del Mar that has a high maintenance and a construction site in progress next door.

After numerous phone calls and letters on my end, NO ONE and I do mean NO ONE seems to want to help..the concierge staff are on the same page as us, because if the Hacienda goes under, so do their jobs...many have already lost jobs due to the decrease in hotel attendence...the outside Beach Bohio has been taken over by a completely new owner (not through Hyatt) and yes, the do Breakfast, lunch, and dinner, but it still closes early, around 6:00pm...you still need to add the rental car to the list of expenses if you intend to eat! (or exorbitant cab fares) I am a HUGE fan of Puerto Rico, but wish I could sue the crap out of Hyatt!!!!!!!!! They will probably never release the names of all the property owners...I would sell my timeshare tomorrow but no one is buying! I had to even pay a "guest" fee when my own daughter used this resort,and she used to work there!!! Hyatt is messed up! The only construction at this point is being done at Dorado club to my knowledge from employees...

As I said in an earlier posting"when I was in Mexico this summer I went on the timeshare tour and asked if I could trade in my Hyatt at the Hacienda Del Mar and they said NO", when I asked why they said "that it had a poor rating and didn't make the cut as a respected timeshare". He showed me the papers that said it, so I saw this with my own eyes, there is no second hand knowledge, I was there. WE could not believe they did not want the Hacienda del Mar. And as an update I still have heard nothing from my letter to Hyatt, so I mailed it again to them, one letter to Concierge@hyattvacationclub.com and forwarded a copy to Consumeraffairs@Hyattvacationclub.com. You can email them ask whay they haven't responded to me.

November 8th I email a response back to those two email addresses, today is the 12th of November and Hyatt's Consierge and Counsumer Affairs hasn't even responded to my request. This is what I mean when I say that this" Hyatt " is one of the worse companies in the timeshare indusry. Maybe it takes a long time to respond to a yes or no, maybe they could at least say we are looking into the matter and will get back to you when we have a decision. I am asking that anyone that reads this to email the two addresses in my previous post and ask them why they will not respond to the email regarding wanting to start a Owners Board of Directors to help navigate through the concerns of it's owners. I feel that the Hyatt misrepresented this "Lazy River" as being part of the property of the Hacienda Del Mar, There is also a monetary amount of money both due to the maintenance fees being adjusted, that portion was suppose to be used to maintain the "Lazy River" also an Actuary could figure out what percentage of the value of the Hacienda Del Mars unit cost should be apllied to everyones account. Maybe they have a lot to lose and will not respond, put some pressure on them, why are they silent?

While I hate what has happened at the HDM, and I have sold my unit. I do not feel that Hyatt misrepresented the "Lazy River" to us when we purchased the unit. I remember the conversation quite well, mostly because of the irony of it all. The salesperson (whom I hated by the way, and we bought our unit despite him) simply stated that the only pool that belong to the HDM was the one out front. He clearly stated that all of the other pools belonged to the hotel and we were able to use them as a courtesy. I asked him what would happen if the hotel were to ever close and he replied "I don't see that ever happening, this hotel is rated as one of the most romantic in the world" Then 9/11 happened and the rest is history. Literally. No more hotel, no more river pool, no more casino.

How did you sell your timeshare? Everyone seems to be having a difficult time when it comes to trying to sell it. Either the selling price is far below what they paid for it or you have to go through so much red tape. Please let me know how you did it.

When it is said verbally there is a chance that it will not be disclosed properly to others. What I would like to know is how it is written, from what I have heard from others is that they boast having the longest river pool which is as long as the Empire State Building is tall. In buying a unit privately I do not recall ever hearing that the River Pool was property of the Cerromar Hotel.I hope one day that the Cerromer property once again has a beautful property which we may use also, but ... I think the wait is going to be so long and I would have liked to see more of a communication with quartely updates to help plan a vacation better.

I would also like to know how to sell mine...also, I had been going to the Cerromar for over 30 years, and the river pool was always theirs! Hacienda and its pool were built later as the add on timeshare and property...Beach Bohio was originally Cerromar's as well...

I won't put the company I used to sell it on the forum because the message disappears when I do. I used a prominent website to sell it. However, I lost a significant amount of money when I did sell. My goal was to get out from under the place, not make any money. If you want to sell yours and make a profit, let alone get what you paid for it, you will never find a buyer.

have been there three time since then and every time it has been worse. when i bought my unit in 1998 there was so much offered. now it is like a ghost town. the only thing there is the beach bio and the ocean.

01/05/11 was the last message ... We lost the battle, raise the white flag. No one really cares, with so many bills we still pay the high maintenance fees and get no real answers from Hyatt .

Is anyone aware of any improvements in this resort during the past year. ? II was under the impression rooms were going to be refurbished,water sports onsite and rental cars on site.
