    This is a one bedroom one bath unit. You can see good photos of how these are laid out at newport westgates website. The bedroom area is separated by a sliding panel. The bedroom area and the living area (which has the sofa sleeper) both have large flat screen TV's. The unit has a small bar area (sink) and countertop. There is a small refrigerator and a microwave and a safe behind doors next to the bar area. The resort will bring you a coffee maker and your silverware and plates for no additional cost when you arrive. This is an every other year use week. It can be used any time of the year except for February, and the lasts week of June, and the first week of July. (we did come one year and booked the first week of July because it matched out other travel plans for a business tradeshow) we were still allowed to book, but we had to pay $249 extra since it was not an allowed week.

    The maintenance fee is low $649 - for an oceanfront property. You pay that every other year so it's a very affordable timeshare. Sunny Isles has everything close by. We do not even rent a car. We can walk to the grocery store and dozens of restaurants. There is car rental service at the resort. The timeshare week is deeded as poolview. But you also get an oceanview - just depends on how far towards the street or ocean you are at, as to how good of view. The pictures that are posted in this ad are from our use this year. All of the pool/oceanview rooms have balconies. Many of the rooms at the resort do not have a balcony. But your use week will always get a balcony room. The balcony has two chairs and a table. I think the rooms that have balconies are a lot nicer than those that do not. It's very nice to sit outside and enjoy the ocean breeze.

    There are very few rooms that face front direct to the ocean. This week is not a direct front ocean view. But I believe you will have an oceanview from every balcony, and for our week that we used this year, we had a very good oceanview even from inside the room. The resort has a first right of refusal - which means when we get an offer, we have to then present it to the resort, and they have the first right to purchase it if they want to. That process usually takes about 20 to 30 days. The first year this property is available is 2019 So there is plenty of time for all of the paperwork. We would want to close the sell of the timeshare thru an escrow closing company so that each of us is protected.

    We will not know the closing fees until we present the offer to purchase to the resort. I don't know why they operate that way, but they do. We will pay 50% of all closing and escrow fees.

    The resort is pet friendly - extremely unusual. They have a nice restaurant on the resort grounds and a spa. Very pretty lobby, and the staff has always been exceptionally nice and helpful.

    The units are not large, as some timeshare condos are. But you cannot beat this for the great location on the beach and the option of dining out, or heating something up in your room. The beds are King size, very comfortable. Go to the website to find out more information http://www.newportbeachsideresort.com/ If you booked this room thru the resort (and not as a timeshare owner) you will see the summer months at $175.22 per night. It will show as 1-BEDROOM SUITE POOL/PARTIAL OCEAN VIEW (good idea to look at the web-site as this will show you a lot of good pictures of the unit) So if you own here the price for one week is $649 every other year. If you were to rent, the price for the week would be $1226. The timeshare week is a Sunday to Sunday.
