Winter or summer, Lake Tahoe offers nonstop action. There’s alpine and Nordic skiing, one-horse open sleigh rides, snowmobile excursions, casino gaming... and that’s only winter. Summer boasts boating, golfing, tennis, fishing, sailing, windsurfing, hot air ballooning and spectacular hiking right outside your door. Wander through a dazzling display of mountain wild flowers or trek to the upper elevations of the magnificent Sierra Nevada range. Still not enough? Try whitewater rafting through California’s Gold Country or take a horseback trail ride to a campfire cookout... there’s just no end to the fun.

Skiing at Heavenly Ski Resort, North America’s largest ski area, is right across the street. Summer activities include easy access to the Tahoe Rim Trail, hiking and biking. Member ski, snowboard and mountain bike locker room on premise.

Designer appointed units. Soak in an elevated Jacuzzi tub (in most units) with a lake or mountain view. Complimentary Wi-Fi, cable TV and *DVD player. Or just sit by the fire with your refreshment of choice and enjoy!

*A lending library of DVD movies is available at front desk.

Your maintenance fee includes your membership to the Perennial Vacation Club with resorts located in Daytona Beach FL and Bandera TX. You can also exchange to thousands of other resorts around the country without needing another memberships like RCI.

Perennial Vacation Club was founded in 1980 as the first member-owned and managed vacation club. The idea was radical: members should be able to go where they want, when they want, rather than being stuck with a fixed week at a fixed location.

Their original resort was in Lake Tahoe. From there, they expanded to four additional home locations and added exchange opportunities all around the world (they’re affiliated with around 5,000 organizations). Their members currently come from all 50 states and 15 different countries.

One of their priorities is always the careful maintenance and improvement of their home resorts, not only for the use of their members, but to boost the value of their exchanges with other resorts.

Since 1988, Perennial Vacation Club has been managed by Judge Laurence Wayne. Judge Wayne purchased a membership in 1983 and joined the board of directors while still a member of the Texas judiciary, where he served for 17 years. As the club’s CEO and President, he ensures that their mission statement guides every decision:

"Our mission, accomplished through teamwork, is to create vacations that enrich our members’ lives."

What you will discover about Perennial Vacation Club:

Uniqueness: Unlike other vacation ownership programs, our club is member-owned and member-managed.

Versatility: Select from four of your own home locations...or exchange to thousands of others. Vacation when it suits you. No need to schedule the same week each year.

Perpetuity: A fancy word meaning forever. Your week is an asset you can rent, sell or leave to your heirs.

Established in 1980 it's one of the oldest and largest vacation ownership clubs in the world.

Perennial Vacation Club has members in all 50 states and 15 countries around the world.

They proudly offer in-house direct exchange services to more than 5,000 resorts in 80 countries worldwide.

They are a not-for-profit organization. Their Board of Directors and President are all members, they have no investors or shareholders and debt is kept to a strict minimum. Want to learn more? Our director of member services would love to speak with you. Contact Patricia at: 530-318-0398 or email:

We have been very happy with our unit, exchanging, and membership. We recently purchased a vacation home so we feel we no longer need all of this. We've had our membership for over 20 years.

We have paid the maintenance fee for 2020 but have not used the week yet. If you would like this week, we'll give it up for the cost of the maintenance fee. Perennial will take care of transferring the deed for $250, which we (the seller) will pay for.
