Per the estoppel, there are 16 weeks (including 2021 usage) remaining with this contract.
Per the owner: This is a “C” Beachfront Townhouse Villa, over 1000 sq. ft. on floors 4 and 5 of Building #15 on the northeast corner of the resort’s property. The upper floor has a large Master bedroom with King bed, bath, and private balcony. The living room opens to a large balcony, also, with a good view of the Caribbean Sea and the coastline north of Cancun, as well as the nightly pirate ship sailings. The lower floor’s bedroom has 2 Twin beds and a full bathroom. The living room has 2 Murphy beds, thus the unit accommodates up to 6 people. It includes a fully equipped kitchen, updated décor, daily maid service (except Sundays), a huge beach on a calm ocean, lifeguard, free use of sailboats, kayaks, bicycles, snorkel gear and sports equipment. It has been maintained beautifully by the Royal Resorts, a company with a 5-star / Gold Star rating since 1978.
All-Inclusive service is available at a discounted owner’s cost and is optional.
You may enjoy all the facilities of the sister resorts via their free shuttle bus: Royal Sands or Royal Islander, plus Royal Haciendas (in Playa del Carmen) for a fee. Local buses stop right in front of the resort to travel between the Hotel Zone and downtown Cancun every few minutes all day and evening, and also quite frequently at night.
Equity: In the year 2037, the resort will be sold and 100% of the sale’s profit will be divided equally among the current timeshare owners. (I have received about $4000 for each week from their sales of the Royal Mayan and the Royal Caribbean.)
Owning BOTH Weeks 35 and 36 has been a huge advantage since I have enjoyed staying in ONE unit for the entire 2 weeks without having to move to another unit for the 2nd vacation week. If you like 2-week vacations, you would be wise to own both weeks here. And you can easily trade them for any other Royal Resort in Cancun or Playa del Carmen through their internal system.
