Since they called you out of the blue, that likely equates to a scam. How this scam usually works is that they emphasize "No upfront fee; commission only." Then, they will tell you they're ready to close the deal but you need to send them some sort of tax or fee to cover anything from closing costs to paper work. Once you send them that money, they'll be nowhere for you to be found. No matter how juicy and tempting this offer sounds, don't let them sucker you in a second time.
