2. It does not matter where either of the owners live (with no prohibited foreign country issues involved). As a matter of law, with a U.S. timeshare it only matters where the timeshare resort itself is located. That is where the deed is recorded now and where the new deed (and any subsequent deed) will be similarly recorded.

If you don't know where the other party lives, however, it would seem perhaps to be a bit difficult for each of you to see, template, sign one another's deeds, no?

Sounds like maybe you should engage the services of a closing company to serve as a "middleman". In my opinion, it would likely be best to use one based in Florda, since they will be well versed on the deed nuances and the locations of all the county courthouses there.

I have absolutely no affiliation or association of any kind with them, but based on my own personal experience I would not be hesitant to recommend Timeshare Transfer of Vero Beach, FL. RedWeek also has closing services available through First American Title, but I have no experience with them and I do not know whether they can or will handle a Florida transaction matter. I suggest that you DON'T use any of the "in house" so-called closing services that the eBay mega sellers use. Just my personal opinion.....
