Having done much of the same research, I can tell you that it IS a lot of work and time to find those that don't charge up front fees. I didn't research any more that the top 10 in each of several different keyword searches for similar work I was doing and it took me almost 60 hours just to do those. I didn't go as far as to check what their fees were but you might want to consider your time. If you check and find their fees are worth the potential time you would spend on your own, that is what you're paying for, their research to save you time. If their fees are reasonable to you, that's legitimate. Take a note of their money back guarantee if their list is found to be inaccurate.

www.timesharesonly.com is a big reseller. They do a lot of business. They contacted me recently about selling a timeshare. After all the hype this is waht it boiled down to. They charge an up front fee of several hundred dollars to list the property. They give you a guarantee that if it doesn't sell in one year they will continue to list it at no additional cost. They stated they had a lot of either sales or pending sales at the resort I have. When asked what they were selling for I was informed that they don't have that information. They explained that the don't actually handle sales, they are a listing company and brokers handle the actual sales. In other words, no specifics to give me.

You would do as well to find brokers that will sell on commission or fee only when sold. If you're going to pay anyone, make sure it's only at closing.
