Assuming that you actually meant SMTN (Sell My Timeshare Now), most listings there are grossly overpriced and SMTN closing costs are also hugely inflated, so not very many successful transactions ever actually happen there. SMTN doesn't really care, since they already have a good chunk of your money anyhow --- which is really their primary objective.

Do NOT pay ANY so-called "exit / relief / escape / rescue" entity --- including "Strategis Realty". Any and all such outfits will just take your money and do nothing helpful or useful. NO ONE has any legal powers, secret elixirs, or magic carpets to get you out of a timeshare. You have apparently already been burned by SMTN. Don't make the same mistake again now by paying ANY utterly useless "upfront fee" parasite. Don't let frustration or desperation cloud your judgement. Give it away for free or just let foreclosure occur, but DO NOT pay ANY entity that cannot help you in ANY way --- other than to "help" shrink your bank account!
