This way you keep your ad up but your not wasting peoples time by going through e-mailing you just to find you might have rented.
Most people with interest won't wait anyway because they will be looking for another unit.
I would never wait long for payment and maybe give them chance to find better deal and leave me hanging.
Rental is to be paid with signed contract and no refunds later.
This also stops all these sad stories that people come up with when they do find better deal and in many cases a few weeks before their vacation they might find last minute owner just trying to make maintance fee so deal is locked in with payment.
If someone is going to pull this then they understand upfront that they can not waste your time!
f coarse if they had a loss in the family I would let them out with proof and refund their money but that is it.
