We thought about one resort we really like in Colo during summer Rams Horn in Estes Park,Colo but Redweek wants 2250- 2350 points for them. If a point would match a dollar amount to one dollar per point then you are paying $2250-$2350 dollars to use this resort.

Problem I do not understand is that you can rent this resort off of Redweek or any other site for anywhere from $700- $1000 dollars for the week and this is almost any week.

This means if you were to get 1200 points for your unit You would still need aprox $1250 to $1350 dollars to go with your points. You could have just rented it for $700- $1000 and kept your unit.

How does Redweek come up with this is fair pricing in anyway!

Here's another question…what’s with the odd point values? The least RedWeek could do is round them to the nearest 100.

Now, for my latest example (while I sit here scratching my head). The last valuation for my VA resort was between 1100 & 1200 pts. Just for kicks, I looked at the exchange value for a 2 BR Marriott in Palm Desert, CA. The exchange “cost” was 2,321 points. Marriotts are great resorts, but the date for this exchange was the end of JULY…not exactly prime time in the desert. I can exchange my VA resort for a 2 BR at the same Marriott via II. Based on this info, I should have received at least 2300 points for my unit. Otherwise it would cost me an additional $1200 for the exchange. Is this RedWeek’s secret formula for making money?

RedWeek is afraid of “eating” weeks if they list the resort too high (helloooo…2300 points for Palm Desert in the summer), if they did not de-value my unit so much (down from 1550), I probably would have deposited, eventually exchanged, and put $125 into RedWeek’s coffers. I may have been able to stretch my exchange into TWO exchanges ($250 to RedWeek). Maybe someone would have taken my deposit even if the discounted it during the last 60 days. This would have gotten RedWeek another $125. OK students…”How much money did RedWeek lose by the de-valuation”?

Unfortunately, RedWeek has followed the lead of RCI and II by not letting us in on their “state secrets”. I’m sure this is not an exact science, but maybe they can adopt a system similar to RCI’s rating of their ‘weeks’ resorts. ALL units in specific location, quality, size and season are rated the same. For example, all 2 BR Gold Crown ‘weeks’ resorts in the Northeast during the RED season are 53,500 points. I know exaclty what RCI will give me for my unit. The points do not change on a daily basis. All this being said, this is a new program and I hope the details will be worked. Mike
