I'm a bit confused...prior to completing a rental you would first have to reserve the week at the resort. If there is no 3b/b available for week 52, then how can you reserve the week to rent out.

As November approaches, the demand might go down since many people have already made their Christmas week plans. As Dec approaches, rental rates will go down since owners will want to get their units rented at any cost or risk having not rented at all.

The $60/person/night is reasonable for two people, but you can't expand that to assume 10 people in a 3 BR timeshare. Remember your target renters will be families. For example, my brother has 2 sons and a daughter, so he would use a 3 BR unit, but there are only 5 people.
