A lot of people have this problem. Have you tried to rent it? Is your week a high demand week (i.e. ski week)? Unfortunately low demand weeks are a tough sell. Many non-owners can rent them at a cost of less than the MFs.

My sugggestion it to list it for $1 on eBay and the other websites. TUG ("www.tug2.netwww.tug2.net[/URL) has a "bargain basement" section.

I don't know if a charity will take it, since they will usually only take timeshares that they know they can re-sell quickly.

The other option is to ask if you can deed it back to the resort. It was behoove them to take back the TS if they know you cannot pay the MFs. At least they can try to resell it themselves to someone who can pay the fee. The ironic thing is resorts will not take these non-performing TS back, but if you do not pay the MFs, the resort will turn you over to a collection agency and will ultimately have your TS back through some type of settlement. If it goes to a collection agency, you will most likely get a ding on your credit report.
