How this guy operates is he takes the TS knowing he will not pay the MFs. He then dumps it in a trust and then tells the resort the trust has no money and cannot pay the MFs. It borders on fraud and if he is ever challenged, you could find yourself holding the deed again (deed recorded for fraudulent purposes can be declared invalid).
