Well, despite the sour current market conditions, requiring "closing costs included" as part of a potential purchase may be wishful thinking, perhaps nearly bordering on unreasonable. Additionally, Wyndham also requires a $125 "transfer fee" for each and every ownership change.
Yes, resale IS the smart way to go, but with due respect you might want to learn more about the intricacies of timeshare ownership (inside AND outside Wyndham) before considering actually making a purchase. Buying is always easy, but selling is not --- and maintenance fees are indeed FOREVER or until you sell, whichever comes first.
You can always travel without actually owning --- week long timeshare rentals are always readily available, virtually anywhere you might want to go. Accordingly, why be anxious to assume the legal and financial obligations of actual ownership?
Finally, despite what you may have "heard", there are recent significant changes (and numerous specific shortcomings) in the Wyndham system. Not least among those shortcomings is the fact that Wyndham has very few properties (none, in fact) in some parts of the country (...only one in all of New England (Rhode Island) and just a few in Florida . I own one Wyndham fixed week converted to Fairshare Plus (now called Club Wyndham) points by its' prior owner. I know a fair amount about the Wyndham system but nonetheless, I can't see any factual basis for your apparent enthusiasm and focus on Wyndham alone. They are certainly not among the best options in terms of either cost or management policies --- and I can say that even as a current Wyndham owner myself.
I'd recommend spending a few weeks (...or months) reading and reading (...and then reading some more) the many posts on sites like Timeshare Users Group to obtain a sound education in timeshare before taking even another step forward toward actual purchase. There is also a Wyndham specific forum board on TUG, with many experienced and knowledgeable contributors on the Wyndham system. You might find it to be an "eye opener".
It's your money, but frankly I am not convinced that you are yet sufficiently informed to buy. Timeshares are a whole lot easier to buy than to sell and, once again, maintenance fees are FOREVER. Good luck.
