You can "deduct" the property taxes portion of your bill in the years in which you pay that bill. Some states (CA, for example) send property tax bills as a separate item. In other states, facilities often just separately list the property tax amount within their maintenance fee billing. If they don't, you then have to find out that property tax information from the resort or its' management company.

The only time you can actually "deduct" maintenance fees is when you routinely rent out your property. Even then, you can do so only against the income you receive from that rental --- that is income which you are obligated to report for tax purposes.
