Yes, I have signed up with them a year ago for 2 of my units and paid lots of money ....$1800 for the 2 units to be adverstised for rent or sale. Well here is the mode of operation. They have a Guarantee in writing which they say is a solid guarantee. but this is how it reads and how it is applied: TimeShare Concepts aggrees to credit xxxx 100% of the marketing fee that was tendered on xxxdatexxx as long as said client did not receive at least three legitimate offers, bids, updates or inquires on their advertised property within 18 months. Well here is the key little word "updates". Once you sign up they will call you with updates stating that the ad is running during the first 3 or 4 weeks. Quess what, they have met the guarantee requirements and they get to keep the money. They see to it that no one can get their money back. And in my case once they called me 4 times, I have not heard from them again. Also of interest, they use a website, bidshares.com, a free auction site for rentals and sales. They post your timeshare units there and monitor bids coming in and then they call you that a inquiry has arrived (no bid dollars given at that time) and to negociated the time and dates and unit size. As it turned out for me, I was to call them back with confirmation date and for her to put in a bid which then would be accepted or rejected. When I called her back, I found out that the phone number was a disconnected number wich was used by the social security office in the east coast and had a recording to call other numbers to contact the social security office in the vicinity. Well that turned out to be a bogus number, but as far as Timeshare Concepts, it was a "bid and inquiry", so they have met their Guarantee. At the end I will not get my money back and they have quit listing my unit and have not called me in 7 months.
