Let me give you 2 examples:
(1) I have a client who listed a Sheraton's Desert Oasis 1 BR with me. I had a rental listing agreement with her signed by both of us. I rented it out and emailed her the name of the renter so she could change it into their name. She did make the change and I confirmed the change by calling the SDO. I rented this week to a very good client who rents 2 weeks from me every year for the last 12 years. I happened to be staying at the SDO and the front desk called me and asked about the 2nd week telling me it was no longer in my clients name. I called the owner and she said she had just received a check from me for the week. She asked me why I sent the check because she rented the week out herself and changed it into someone else's name. I reminded her that I had rented it out and had her change it into my clients name. She then remembered and said she was sorry. This was the middle of March and I had to rent a unit from the SDO for twice what I had rented the unit to my client for so I took a several hundred dollar loss. The lady did return my check and said she was very sorry.
(2) Last year I rented a 2 BR LO at the Westin Kierland Villas from a private person off of Red Week and then re-rented it to someone else for a little more. This was the last week of Spring Training & Easter Week. I paid the owner in full with a cashiers check in full and had a rental agreement signed by both of us. When I called her to change the name into the renters name she did not get back to me for a few days. I wondered what was up? When the owner finally called she said that her husband had canceled the reservation, booked another week, and rented it out. They were willing to pay full price from the WKV's to get me a week to replace it. I told them to hold off and I would talk to my renter. I called him and explained exactly what happened and he said he appreciated my honesty and understood. I tried my best to get him the week he wanted and could not find one. He called me back a few months later and rented a week from me for next year. I gave him a good deal and he said he appreciated it.
These are just a couple examples of what I have gone through. I am sure Preston could tell you stories like these also. I am not trying to make excuses for anyone, but things like this happen all the time. By the way, these WKV owners own 8 of the high end 2 BR LO's in the Starwood System.
I have been renting timeshares for almost 18 years and I can honestly say that you will not find 1 person I have done business with that is mad at me. Sure, I have had to take some loses from time to time, but my good name is worth more than a few thousand dollars.
