This is my experience with Preston Green and Vacation Homes Only. He did not deliver our promised accommodations. Instead we received a room half the size and he has not refunded anything. This is an email I sent him in an attempt to resolve the matter. He is now not returning my message. Beware.

I am making a formal request and demand for a refund of a portion of the money paid for our vacation rental. As stated in the contract we paid $2895.00 for a one bedroom/one bathroom unit with a garden/mountain view Dec 21-28, 2014 at the Marriott Maui Ocean Club. Through my own contact with Marriott I discovered potential problems with the room over a month prior to our vacation. These concerns were brought to your attention and through numerous emails I was promised that, as according to the contract my name would be on the reservation at the time of check in. With Marriott having no record of my name I continued checking on this reservation and discovered that once my name was placed on the reservation it was for the studio side of a two bedroom unit, NOT THE PROMISED 1 BEDROOM 1 BATHROOM side which included a full kitchen and washer dryer. These concerns were brought to your attention and once again I was told that everything would be taken care of. As you are aware upon arrival for check in at the Marriott Maui Ocean Club for our week long stay my name was not on the reservation as promised. They still had my name on the studio side and stated they could do nothing without the owner of the unit making the change. We waited with all our luggage for the owner, Mr. Stern, to show up and correct his mistake as you said was likely the problem. He did show up later and informed me that he never sold the 1 bedroom side, he only sold the studio side and informed you of this well over a month prior to my arrival. Regardless of the arrangement between you and Mr. Stern, my agreement is with you representing Vacation Homes Only.
The cost I paid for my other studio unit was $800 for the same week with an upgraded ocean view. This is all I am willing to pay for the studio unit we received from you. Therefore I am requesting a refund of $2095.00 from you. Despite the significant additional expenses associated with this unfortunate situation. I have spent thousands putting together this Christmas vacation for my family. In addition to this I find it very irritating and poor that you did not inform me of this potential problem as soon as you became aware. You stated that Mr. Stern informed you of his “misunderstanding” and offered you your money back. I should have been made aware of this potential problem as soon as you became aware and given the opportunity to make other arrangements or even better you should have secured other arrangements for me and provide the promised room agreed to. Realizing that you could not force the Marriott to enforce the rental agreement and relying wholly on Mr. Stern to make the arrangements with Marriott, you should have informed me of the situation. I could then have made a decision about other accommodations. The decision to hope everything would work out knowing that I am flying my entire family to Hawaii and potentially arriving to check in without the proper accommodations is ridiculous.
Please send check made out for $2095.00 and mail to the address below immediately.
