Depends on the contract. I think there are some where it is 10% of the original purchase price. I think there are some that are 5 times the current MF's and the latest may be something like 10 times the current MF's. Also most of the perks don't transfer to the new owner even after paying the $10,000-$20,000 transfer fee. You get the usage rights when you pay the MF's. You lose the no MF if you don't use, you lose any free or discounted golf perks and you lose any additional throw ins like massages.

Basically Vida killed the resale market. If you want the grand luxxe with the bells and whistles you have to buy direct and expect $0 resale value if you need to sell or you can rent from current owners.
