This is maint fee, II, everything except purchase price which will take a few years to get back. Near as I can tell, Branson and the mountains are the cheapest weeks in the program.
Marriott would almost certainly buy you out if you tried to sell your points. You'd have to find a buyer, and, go through the process. If priced below $5, it's highly likely. So, your buyer would lose out, but you wouldn't care, you get to sell. I have talked to half a dozen people who have gone through the process.
