You are absolutely correct on all counts. Castle is not going to do anything for you, nor are they going to return any of your money (unless it's by court ordered restitution somewhere far down the road; a development which is highly unlikely --- at best).
Since you are having foreclosure conversation with your resort anyhow, this would be a good time to inquire directly about a "deedback". Perhaps you can work something out with them to accept your "deed in lieu". It's worth at least asking. If they decline / refuse to work with you, it will then be your personal decision to make regarding whether or not to just allow them to go right ahead and foreclose.
