I just wanted to let everyone know that there is hope for getting your unit sold. I tried many methods on trying to sell my timeshare and finally found a company that actually works and didn't scam me!! TimeshareMLS.org approached me with their service and of course at first I was extremely hesitant and got every little detail I could on about the service. After several weeks of discussion with Timeshare MLS.org, My husband and I decided to list our unit. In no time I had an offer that was reasonable and I accepted. Thanks to them I finally got out of that mess called a timeshare .

Sharon is actually placing some an ad for timesharemls.org. The exact same testimonial is on several different sites singing the praises of timesharemls.org which is owned by the same company that has timesharefsbo.com. If she truly had a great experience with the company that would be terrific, however, she sure is going out of her way to promote a site that isn't paying her. More than likely one of the employees of the company trying to drum up business.

I can speak of this company because for 1 week I operated a call center for them until it became clear there is no redeeming value to this service at all. They do have an affiliation with a real estate office, owner by the guy's wife that owns the 2 sites I'm talking about, so they moe than likely can show a couple of timeshares that have been sold. However, look at their listings that are extremely over priced and look at how much timeshares really resale for and tell me if you think you can actually make back close to what was paid.

The general manager of the companies told me the timeshare resale indusrty isn't a very up and up one. I'll give him credit, he did say "we are different" we actually answer the phones when our customers call in to complain. He's also the guy that said my office proably had too much integrity to do this business. His thoughts were, do you prefer to be poor with integrity or making big commissions selling this product.

You can see where the company mindset is.

This entire thread, especially jayjay's followup, should be on the list of "must reads" for newbies to this great web site who are thinking about trying to sell their time share. The resale and rental trap described was clever and probably duped many into coughing up their hard earned money in their hurry to sell and avoid another year's maintenance and tax. The only two companies that have ever worked for us are RedWeek.com and VacationTimeshareRentals.com. We have received a few offers through RedWeek.com and a whole bunch from VacationTimeshareRentals.com. We rent units at at Club De Soleil in Vegas. Don't ever use VacationRegister.com, TimesharesOnly.com, or any of those other sites that ask for $700 upfront. Just my personal opinions.

The fact shown by this thread, and my experience renting/selling units as an owner, is that the no upfront money classified sites are best.

The fact that timeshareMLS is apparently using a deceptive "shrill" poster also speaks for itself, in a very negative way.

When will the scammers learn that many owners were born at night, but not last night?

Gary Manning is utilizing consumer reports and timeshare industry forums to share the slanted view of his experience with my clients. To this date my clients have refused to pay any money to Gary Manning and they have not posted a single reply to his posts. Unfortunately he has gone too far with his slander and libel. To discredit Gary Manning a history of his employment and career involvement is due. Gary Manning managed "Vacation Break USA" a vacation package company. He sold vacation packages up to $899 in up front fees. It was alleged that the "travel and timeshare marketer deceived consumers into thinking they won "free" vacations that ultimately cost them hundreds of dollars". A link to the report below. Gary also worked for "APEX Marketing" who had multiple investigations from multiple states Attorney Generals and an uproar of consumer complaints. Another link below shows the numerous consumer complaints. These are only some of Gary Manning's involvements and more recently he has been involved with Caribe Marketing, who is also under scrutiny. See below. Please be advised that Gary's comments are only a tactic of libel. He has only recently given the appearance of being generally concerned with the upfront fee timeshare resale market. My clients are in preparation of filing suit against Gary Manning for his slander and libel. Continued publication of his existing or responding posts might involve a cease and desist order to your internet service or hosting provider. This discredit of Gary Manning is being submitted to all websites and forums that Gary Manning is utilizing. All information is deemed to be true and has been collected by public sources.

I believe this posting to be a shill. Never, at any time, in any forum or venue anyhwhere have I EVER before seen a positive result claimed from any association with this identified (or should I say advertised?) entity.

Note the conspicuous absence of the identification of any resort, week --- or even a continent, for that matter. This is a bogus posting, in my opinion, and I challenge the poster to provide ANY actual "sale" facts refuting my belief. I won't be as delicate or diplomatic as Marty -- I am flat out stating my belief that this shill posting is just plain BOGUS.

I'm looking to sell my timeshare in Virginia so far I've been burned by Century 21 and ERA Strotman (Rick Tutt). I've be researching to find a legit reseller to help me sell my timeshare I'm wondering if anyone out there exisits? Do anyone know of a reseller I can trust to get the job done for me?

You would be the best seller of your own timeshare by listing it here on Redweek or other internet timeshare classified ad or auction sites. You know more about your own timeshare than anyone else.

However be aware that you have to price it right in order to get the interest of prospective buyers. If you bought from the developer you will take a huge loss when selling on the resale market. Resales typically bring only about 1/4 - of what you paid developer.

Keep dropping your price until you start getting some interest (emails).

Everyone that I know has been burned by these scam artists. I did however find a company that does consumer advocacy, and goes after your moneys. I received $749.50 from three companies I had payed to rent and sell my timeshare over the last 2 years. The company, out of Deleware, kept a nice chunk of what they recovered, but to me it was found money. Anthony P., Fort Lauderdale

I tried to sell my 1 BR unit through this office; Their first act was to request an upfront fee. I told them that I will pay whatever fee they require but not upfront, needless to say they were very certain of two things: 1. they can sell my unit, 2. they will not sell my unit without an upfront fee. I told them if you are so good and so succesful sell it and take the fee out of the sales proceeds; no can do. That is when I realized that they are just another scamming office. Needless to say they are not selling my unit at Loon Mountain NH.

I told them I will sign any agreement you want and pay whatever fee you ask but, not upfront! you sell my 1 BR unit in Loon Mountain NH and I shall pay you your fee. Needless to say they refused. Just another scamming office. DO NOT EVER PAY UPFRONT.. Do not Check them out.

To address the "Discredit" of me from the owner of Timesharemls.org I submit the following:

I freely admit I was a sales manager for Vacation Break USA and APEX Marketing which were both eventually purchased by Fairfield Resorts which is now owned by Wyndham.

We did sell vacation packages to generate tours to timeshares. I have never had a problem per se with timeshares since there are very good ones out there and many timeshare owners are happy with their units. My problem is with the upfront fee resale companies of the world.

At Vacation Break we sold packages mostly in the $399 range but if a customer wanted a carnival cruise it would be $899.

At APEX and Fairfield we sold the 3 day 2 night get aways for a price of around $99 to $129.

These packages were for the purpose of generating tours for mostly Fairfield Resorts.

As for Caribe Marketing I never worked with that organization.

The above "discredit also states:

This sounds as if they are claiming "extortion" on my part which isn't true. Once I closed my office I asked the General Manager of the company, Jon Warren, to be reimbursed for my expenses since I went into an association with their business in good faith but their misleading sales tactics didn't provide a good faith environment. He said no and that was the last time it was mentioned.

Back in my younger days I also managed a Burger King Restaurant which he didn't mention. I'm sure my restaurant had a complaint during the 4 years I was there but when my customers paid their money for a whopper fries and coke, well, that's exactly what they got!

Anything else anyone wants to know about me please ask and I'll be happy to answer.

Howard, I guess you must be losing some sales to get a feed back from you or whatever lacky you had post this. Thanks for that feedback. It's nice to know I am making a difference.

It's curious the company doesn't address how valuable their service is to the timeshare owner. This is because they have no way to remotely even claim, much less prove, this.

Individuals still actively working in a known scam industry trying to "discredit" anyone is funny.

If you really wanted to "Discredit" me Jon, all you had to do was mention I was once associated with your company. That's enough to discredit anyone. However, I'm doing my best to make up for that.
