We purchesed a few units at Fishermans Village in Plya del Carmen in November 2006. We have not recieved any deeds for any of the units as of this date, June 3rd.

We were told that it would take some time and not to worry. We have sales documents and have been in touch with the resort and have paid our fees for the year, reserved a week and have given the resort three units to rent. We are getting anxious about not having any deed to this property. Can anyone tell me if this is the norm for a Mexico resort? Any information well me appreciated.

Something's fishy at Fisherman's Village. You should have received something by now.

All timeshares in Mexico are RTUs (right to use), so you don't actually own a deed as in a deeded property but you should get some sort of contract stating your RTU terms.

You need to get back in touch with this resort ASAP and demand a contract.

I agree with jayjay, if you haven't recieved the paper work they were suppose to send you by now get on them. You say you gave them 3 units to rent I presume these are 3 wks. if so I hope they were bonus wks. given to you and not registered weeks which you have to pay a maintenance fee. I'f they are registered wks. plan on useing them, for I would be amazed if they actually rented them for you. note: we have a time timeshare just out of Playa del Carmen at the Mayan Palace. GOOD LUCK.

We got a copy of all the paperwork we signed, a resort booklet of other resorts that were in the program and description of the units we would have, nothing stating a right to use statement. We have carbon copies of the transaction and nothing more. We have called the unit and booked one for Sept. so that we could rent it out ourselves and that has been confirmed. The contract stating the terms is the only paperwork we have received. I should think more should come. Thanks for any comments.

You will not receive a deed. Mexican timeshares are right-to-use. I'm not sure about the ownership at Fisherman's Village, but I believe the resort is either partially or fully sold and operated by the Sunset Group. They are one of the most enethical outfits in Mexico. Good luck demanding anything from this outfit. By any chance is there a number of weeks (usage)somewhere in your paperwork. If you want action you can contact the Mexican consumer rights organization, it goes by the name: Profeco They probably have a special section dedicated to the Sunset Group. Do not expect anything to happen quickly. I doubt seriously if you will much if anything in the way of rental income.
