hi, could anyone pls guide me on avg rent that i can expect for 3 bd 3 bath lockout in westgate lakes resorts and spa for week 52 this year.

I saw your RedWeek ad; you have the dates listed as 24 December to 02 January. Are these correct (check-in dates are usually Fri, Sat, or Sun)? Do you have week 52 actually reserved at this time? Another RedWeek ad lists a 4 BR for 1/3 of what you are asking. There is also an ad in TUG (tug2.net) that is under $2,000 for the week. You have to be careful not to overprice, since there are literally thousands of TS for rent in the Disney area. Good Luck

thanks but at my resort, there is no 3b/b available for this week. moreover, mine is floating, so the guest can check in any time/day. i know there are many TS but very few for week 52 that are floating. near about oct, nov, shouldnt the rental demand go up for this unit and hence increase in price. let me have your views. i am targetting $60 per person per night - thats not overpriced for a luxury resort. Is it?

I'm a bit confused...prior to completing a rental you would first have to reserve the week at the resort. If there is no 3b/b available for week 52, then how can you reserve the week to rent out.

As November approaches, the demand might go down since many people have already made their Christmas week plans. As Dec approaches, rental rates will go down since owners will want to get their units rented at any cost or risk having not rented at all.

The $60/person/night is reasonable for two people, but you can't expand that to assume 10 people in a 3 BR timeshare. Remember your target renters will be families. For example, my brother has 2 sons and a daughter, so he would use a 3 BR unit, but there are only 5 people.

Reading your last two post is hard because you seem to be all over the place.

First you are asking for average rental price for week 52 and now your stressing you own a floating week which means nothing.

Floating week only means you pick your week from time span of the year you bought into and this could be all year or prime or swing.

If you have week 52 then it being a floating week means nothing to anyone else.

As far as a average rent all you can do is compare other's pricing to get a idea. Things are not good now and timeshare renting not easy and not much profit in renting most units if you even find a renter.

I've never heard of a timeshare rental that charged per person, unless it was in Mexico at a all inclusive resort.

You should set a determined price that you think is fair for the timeshare week you have for rent. You have to remember that economic times are tough and many people are just not travelling until this mess is over.

Price your timeshare week 52 accordingly.

I know nothing of your resort even though we have been to Orlando three times. I checked out your ad and all others at your resort and if I was a renter I would want to know why your price is triple and double all but two ads of $2000.

What does your unit have that all others do not have when you don't even know your view yet.If your trying to rent before you have your week then good luck this late in the year of having Christmas and New years week.

Two other ads are asking for $2000 and everything else is $1500 or less for seven days and you want $3800 for only six days.

Also you state smoking and pets ok and there were only couple other ads that stated this so does your resort have smoking and pets too?

I found a (3/3 ) 9/27--12/13/08 for $770=$110 a night and another for a $1000=143 a night and both sleeps twelve people.

I also found a 4/4 for Dec 28-Jan 4th for $1295=$185.00 a night and sleeps sixteen people.

If I was renting I probably wouldn't waste my time checking out your ad because of this pricing and sorry if there is something you have that no other owner has but just looking at the numbers would scare me away.

On top of this your only renting for six nights when everyone else is renting for seven nights.

This is a lot of questions for someone if they were reading all the ads for your resort. Remember that most people will check your ad one time and if no interest move on. Most will never see your ad again so making changes doesn't help with those people.

I can tell you that for your price we could get great resort and pay for most of air if not all from California.

I hope for your sake that you did price right but my first thought would be you bought from the developer and they told you that you could rent for this price.

I see that Westgate is cutting back next few days by laying off 100's of employee's in sales, construction and other depts that help in some way with selling timeshares in their eleven states and twenty eight resorts.

Per the write-up the lack of credit to new buyers is hurting Westgate and all other timeshare companies.

Another thing you have to consider is that Orlando, and the surrounding area, is over-saturated with all types of accomodations (timeshare resorts, private homes, non-timeshare resorts, motels, hotels, condohotels, apartments the list goes on and on). If anyone is interested in the Orlando area they more than likely will be looking for the most economical rental price for accomodations (especially during this time), not over-inflated rental prices.
