Don't know what they are but don't purchase there! I bet you can come home and purchase the same thing from a private owner at half the price. Let us know about them when you return. Moorez

how did your sales pitch go.. what price did they offer and for how many weeks. Is there much built yet

Hello we recently came back from the Grand Myan resort in Nuevo Vallart. we loved it. We also purchase a grand bliss studio. We paid $20,00 and sold them a unit we wanted to get rid of as value they deducted from the total bill. It was worth aprox $37,00. The grand Luxx was amazing. It's going to cost you big buck. my guess $60 and up. I liked tha fact that their are many resorts to travel too all with high standards so youhave choice. we also have acess to the "registry" and "HSI"

The grand luxx has not been built yet so I doubt you will find people who are already selling their units. We have friends that have three weeks at the grand myanthat just purchased the Bilss as well. These properties are first class. Hsi, holiday systems international comes with your grand bliss. We have already booked another vacation with them and it was by far the easiest service to use. They even pay your maintence fees and will buy the weeks you don't want. It's a seet deal. I couldn't beleive it until i tried it. It's true.

Let's be real. These developers are asking inflated prices for their right to use properties. I was at PV in June. I saw the GL, and was told a month was something like $200,000 or more. I too have made the mistake of purchasing from developers. My advise is- don't do it.

I just joined this forum today and was reading through threads; not sure if anyone is still watching this one but thought i would add some comments.

I am a Grand Mayan owner (bought resale pretty cheap) and use the timeshare and the VF week yearly. I have actually found the Grupo mayan folks OK to deal with (once you get the sales people out of the way).

During my last trip, I upgraded to the Grand Bliss for a reasonable fee in my mind (less than 10K). While the MF are higher, there were a number of benefits for me even before the units are finished: - 6 rounds of golf free each week (huge for me) - no MF unless i use - expanded spa uses - half price MF at 75; no fees at 77. - ability to carry over to next year - HSI membership - looks OK for short term use - 5 year delay in renovation fee - was due next year. - a couple of other negotiated niceties

The GB units themselves are similar to GM units except larger (1900sq ft); MW / refrig in studio; wireless internet. We never discussed the Villas that are larger yet. NV and Acapulco GB are supposed to finish by the end of 2009 - not holding my breadth.

I found the process of upgrading much easier than the high pressure initial sales that i attended before buying resale at a fraction of the cost. I am still concerned that I have missed something on the upgrade, but so far so good and it seemed to work for me.

did you buy condo or villa.... I guess with only18 villas in the one building it will be in very high demand cause no matter how bad economy gets there are still lots of people with money to spend on luxury holidays. I have a 1 plus 1 villa

Fran, Rick,

I think you guys have a step up from what I upgraded to, but I am not sure of the Grand Luxxe hierarchy. I upgraded from the Grand Mayan to the Grand Bliss which is basically the same as the GM units except larger and a few more amenities. I believe that the Villas are another step up (larger yet) and more intended for extended vacations. Is this your understanding?

yes have grand villa... upgraded from grand mayan for 40,000. rooms will be slightly less than the four seasons but have better on site amenities. Four season rent for 25 to 32,000 per week.

Like you, we also purchased in Aug 2008, and then wondered what we had done after we got back to the states and especially in this economy. We purchased the Grand Luxxe Master Suite, which I believe is a step down from the Villa.

We traded in a Maui property to buy this one, which we were just using for points anyway.

I didn't know about the 50% maintenance fee when you turn 75, free at 77. Was that a specific line in the contract that we signed?

What I really like is there are no MF unless you use it, except for the 5 year and 25 year renewal fees. I'm almost tempted to trade in my other Kauai weeks to not have to pay the MF fees every year, which this year for 3 weeks will be $4,500, when it used to be a bargain, not so sure now.

We have till march 09 to pay for upgrade to villa but not sure if we want to yet.. unless they give us 1 year advanced booking we probably will stay with luxxe condo. Just got back from Grand mayan los cabos last week and i tell you.. unbelievable hotel. It is so private and luxurious we are going every year if we can get in... nicest beach i have ever been on. Saw plans for luxxe in puerto penasco and it is going to be bigger and better that the Atlantis in Bahamas. lobby is about 20 stories high... We are actually booking today for the grand mayan in Nuevo for next spring.

I keep reading all the threads just trying to put the Mayan big picture together.

When I upgraded to the Grand Bliss, they never even mentioned the villas or the Bliss, just the Grand Bliss which is supposedly under construction in Nuevo. I had originally bought resale but did the upgrade through them. The two incentives that made it work for me financially was 6 free rounds of golf per stay, which depending on the resort was $80+ per round, and the reduced MF rate after 75 and free after 77, also no MF unless you use. These and a few other incentives were not in the primary contract, but on addendums to the contract. Also, the ability to roll over to the next year was a nice incentive.

On the villas and condos, do you still rent by the week or is it a different plan? The Grand Bliss rental process seems identical to the GM except for the ability for 8 months ahead scheduling?
