Buying, Renting, and Selling Timeshares

I have 2 MARRIOTT weeks and thinking of buying a third through an individual.

My sister and I went through ts presentation for Haceindas Royal in Playa Carmen. We are also considering Royal Sands in Cancun. I see that owners has listings for 10k less on Red week but my sister is nervous about going through an indiv. Any advice?

You should be able to get a great deal on a 3rd week in this economy .... have you checked out Ebay? Do not go by what the developer price was at the presentation .... find the very best deal since Marriott is not exercising ROFR any longer.

What is ROFR? I own 2 Marriott weeks but considering Royal Haciendas in Playa de Carmen.

Im thinking of selling 1 of my Marriott weeks, do I need to contact Marriott first? Do they do the transaction or do I have to find a closing company? Who pays the cost - the seller or buyer?

I did not see anything for Haciendas on ebay.

ROFR meant Marriott's 'right of first refusal' .... Marriott formerly had to okay any resale prices before a transaction was to be completed, but in this economy they're not doing that anymore .... that's why you could get a really good price on a Marriott timeshare now. As far as you selling one of your Marriott's if you bought directly from Marriott, you will not get anywhere near what you paid initially.

You do not have to contact Marriott, just place the ad with a price that is reasonable depending on what other weeks have sold for during the time you own = supply and demand, and again you have to remember this is probably the worst time in the timeshare industry to sell a timeshare, so you have to price your week very competitively.

The buyer normally pays closing costs but many sellers are offering to pay it to get rid of their timeshare and the burden of yearly maintenance fees.

A reputable closing company is www.timesharetransfer.com and Redweek recommends American Title.

Also, what sellers asking prices are has nothing to do with what they may get IF they should get an offer at all.

Greetings, I too am a Marriott owner, and joined redweek.com just for the same purpose. I purchased an additional week at my home property in Aruba from a private owner on redweek.com. I used First American Title Company to handle everything. The transaction was seamless, although a little longer than I expected it to take. It took about 3 months to get the title in my hand. I was able to purchase my week for 18,000.00, Marriott wanted 36,600.00. Any further info you need, bobstetor@yahoo.com
