Anyone had Luck Renting out their Condo on this site?

Just wondering what kind of Successful Conversion Rates people are having by advertizing here?

Please let me know some examples of your success if you reply to this topic.

You can go to the different resort ad sites here to see what has been rented as they will have 'rented' in the ad .... as far as successful renting, it depends on popularity, supply and demand of the resort where you own and the week you own.

So far I've posted a couple of rentals for several months and had no luck in renting them. One was a ski resort during peak season and the other is for a golf tournament time. Neither had any queries and rentals for other units at the same time also went un-rented. How do I find which resorts are hot and which are not? I see where some units are rented, but for the resorts that have no rentals available, there is no history to see if any have been posted or are renting.

It could just be a sign of the times (aka for two years rentals have been poor), but I also have not have the sucess on this site as I hoped. I also have had poor results on other sites as well though.

I rent from and rent to people. In that regard, since guests are bargain hunting your best course of action is to set a lower price.

Your idea to secure more in-demand resorts and dates is good. I have focused on Williamsburg and Maui Kaanapali. I have attempted to market areas such as Sedona, Newport Beach CA, and a large number of other locations in and outside the USA. It always comes down to securing the best resorts in the area for the highest in demand dates and offering the lowest prices.

This week for example, people are calling me for Maui units at Westin and Marriott. They don't want to pay more than $1,000 for a 1BR Ocean Front unit. Given that there are not many of these units relative to the other units in the resorts and this amount is below maintenance, you have a challenge ahead of you until the economy improves. The market is not as bad as my example suggests, but someone did just rent a 2BR Ocean Front unit at Westin Kaanapali North for $2,700 over Thanksgiving. That owner let their unit go pretty much for their maintenance, which should be unheard of for any OF Westin unit.

You hit the nail squarely on the head .... keep lowering your rental rate, but be aware that not all timeshare units can be rented ... it's all about supply and demand and rental rate.

I've had luck finding renters through this site once - but at a very low price below my maintenance fee. My gripe is that I find it hard to use this site to locate rentals. Is there a way to search by area and week? For instance if I want to go skiing on a certain week in Colorado, the only way I could find a place would be to click on each and every area within Colorado. Unless I'm missing something, this poor interface makes the site difficult to use for potential renters. Also the fact that you have to first sign up is also a barrier to entry. I wish they would improve their interface and allow searchers to see the details without registering.

If you go to the tab that says "Timeshares for Rent & Resale" you will see on the right side of the page the search feature. Click on the "Advanced Search" to narrow down the search.

On the www.redweek.com home page, to the upper right side is a section titled "Find a Timeshare". Click either the "By Location" or "Buy Resort Name" and then click teh Submit button. It's pretty easy. I search for Westin Kaanapali or Marriott Aruba frequently. In both cases I see the two resorts available for those locations/resorts. I also search Williamsburg to view a list of all resorts in Williamsburg. Note that I didn't even have to search "Williamsburg, VA". There are some locations where when you don't enter enough info you are prompted to choose between multiple locations. Sometimes you need to look at more than one of those options since they might list resorts in the same location you are interested in.

Yes I have and the last one was yesterday March 2nd 2010.

Pricing just under rack rate of the resort. No bargain hunters so far.

La Cabana Beach Resort Aruba is a very high demanded resort and sells out regularly. Occupancy is usually over 75%.

Same for Marriott Aruba.

I don't know about anyone else but I've had mine listed in Myrtle Beach for six months now and not one inquiry. Sure I could lower the price and just give it away but what good would that do? Not really sure if this site works. Any other opinions?

If you want it rented then you'll have to lower the rental rate (that can help pay your maintenance fee) .... in this economy people are looking for bargains.

I have had very good luck renting my time share at the Sheraton in Puerta Vallarta.

I don't think anyone pays a timeshare owner "just under the rack rate" of the resort. And by personal experiance and just by looking at the Marriott Aruba listings "Same for Marriott Aruba" must only apply to the fact it is high demand, not that owner pricing is just under the rack rate.

I think this site is a good place to Buy a Resort Condo, but can't say much about the Selling Side, and of course as we are discussing, it is not very good for Renting either. I believe 90% of people out there will NEVER pay $10-20 to 'possibly' find a resort condo they want to rent here. They can look All Day long FOR FREE at Craigslist, and MANY other Rental sites. Why would they pay!???

Redweek is being VERY Greedy by charging US (the Owner) AND the potential Renter. They are doing a Disservice to us. I 'tried' to rent a few weeks in the past with not much response, but thought I would give it another try for my Spring Break Weeks (VERY HIGH DEMAND, and Very Reasonably priced), but don't think I had even One Serious inquiry for the weeks I had available.

Until R.W. makes it FREE for a potential Renter to view our weeks available I will not pay to list another condo on this site.

As far as Craig's List, I'd hate to get all the spam you're getting from that site .... you get what you pay for.

And you say that Redweek doesn't interest buyers, sellers and renters .... have you gone through all the listings to verify that fact .... for instance, go to the Bahama's, then click on Paradise Island, then click on Harborside Resort @ Atlantis .... maybe then you'll get the picture .... if you can't rent your socalled very desirable spring break week, then you're doing something wrong .... probably pricing it far too high in this down economy.

Anyway, I have no problem with Redweek making money. I have a problem with Redweek charging a Potential Renter or Buyer just to view or talk to the Owner.

It is just COMMON Sense that if you charge people just to look at the details, or contact the Owner, they will go to many of the FREE sites instead.

Yes, I DO get junkmail from Craigslist. No big deal. I just trash them. BUT, I have a MUCH BETTER Success Rate on Craigslist than I have EVER had here.

My Comments here are CONSTUCTIVE, and HELPFUL so MAYBE Redweek would consider the Owners Point Of View, and Quit Charging the Potential Renters and Buyers so the OWNERS will have more Success when Advertising here on Redweek, AND Make them a Repeat Seller! As I stated. Until they change this policy, they will continue to discourage Owners from doing Repeat Business with them.

No, I am not affiliated with Redweek in any capacity except that I'm a former timeshare owner that tries to educate the good, the bad and the ugly concerning timeshares .... especially upfront fee resale company scams .... I despise them and their methods of stealing money from innocent, desperate people.

The REASON Redweek does not allow people to merely contact any person that places an ad here is to protect that person from spam and from the lifting of email addresses by just anybody/everybody .... it's to protect their customers.

Bottom line, if you're satisfied and successful with Craig's list then most certainly continue to list with them ..... because Redweek is not going to change their business model.
