Buying, Renting, and Selling Timeshares

New to Red Week, Needing Info on Renting or Selling Timeshare Property

Good Day,

Not sure how to price this week sccordingly. I have the week of November 1-8, 2010 and there have been not hits or email requests for this rental. Am I too high for renting this week?

The Hacienda has a real high maintenance and the Playa del Sol is pay as you use in with 50 bonus weeks that never expire through Trading Places, again pay as you use them or sell them.

We're trying to decide how to sell one of them and what are the best measures to take to make this decision. First how do you know what the property is worth, I've been approached by a lot of SCAMS wanting money upfront, next how do you know the cost behind selling the title? I guess there is a lot to factor in here, any advise would be greatly appreciated for starters!!

I don't know what your asking prices are, but in this economy timeshares aren't selling well .... I would drop the prices until you start getting some interest, however some timeshares can't even be given away .... I don't know the supply and demand of your resorts or your time owned. Whatever you do, DO NOT pay a large upfront fee to timeshare resale scammers.

If you look under the green bar above on this page and use the "search forums" function under that green bar, you will easily find dozens of posts advising in clear and specific detail how to sell, rent, or price timeshares.

Hi Lori,

Be sure to check what similar weeks are asking for your resort and go by that. By looking at your rental price it is too high.

Hi Marty,

Thank you for your prompt reply to my request! I don't know if you factor in this part but my maintenance fees are $1,800 annually. I just thought for a unit that has 3 bedrooms plus the sofa bed that $200.00 per couple x 3 was reasonable. The other person has listed hers at $2300.00 for the week prior to mine do yoiu think that I would need to go this low to sell it from your experience? Maybe it's just about recovering this maintenance and not making over that amount for now?

Unfortunately, the renter doesn't care what your maintenance fees are. They will be looking for the best deal. If there are two postings that are basically the same unit they will rent the one that is priced less. It's a renters and buyers market right now. Wish I had better news but that's where we are in this economic climate.

What someone lists their rental at is no guarantee that it will rent .... only what someone is willing to pay is the only guarantee IF anyone is interested at all. As Marty said it's a buyers and renters market out there.
