If it seems to easy, is it?!?
We were thinking of using one of the post card people for disposing of our timeshare. But found a phone number for the resort owners "loss mitigation" department. We just made a call and were told that we could deed back our week of timeshare by sending the signed and notarized warranty deed that they would send us tomorrow along with $89. We need to send back certified and we would therefore be giving them back our timeshare and are no longer responsible. This is with the resort company that owns our timeshare. We bought it outright in 1996 and all MF are current. We told them we no longer use the timeshare and were going to approach one of the post card companies even though they would ask for money.
Does this sound legit? We don't mind sending a check for $89....its worth a try, don't you think?
I do think this resort has an HOA and perhaps they are wanting weeks so they can convert them to points and resell. We have never fallen for their scare tactics that the week would be worth nothing.

Anything is better than giving your hard earned money to a post card company! Its better to just give the units away and maybe offer to pay couple years maintenance fee's to new owners. This way some family might be able to own and enjoy the unit for years to come.
Most resorts will not take the units back because they lose the maintenance fee's until someone takes it. If your dealing with your own resort and know the people your working with then go for it and write that $89.00 check before they change their minds. Many nice resorts that are sold out and only have resales like ours has changed to points to make more money. Last July we sold one of our units for summer months for $2000 while enjoying our week to another owner. The owner like us wanted a second week and our buildings but the Ridge now only sells in points. This family only wanted deeded unit and we sold in less than two hours with the resort financing dept helping us as we were all owners there!

There are some resorts that will take deeds back, just depends on the popularity of the resort, management/HOA and time owned.
Sounds legit to me, and you did the right thing by asking the resort before handing over $3000+ fees to a postcard company not knowing if the deed would ever actually be transferred out of your name (some are not, some are).

I agree with many resorts changing over to points even though I turned our resort down when asked if I would like to upgrade my ownership to points. I had no problem saying NO and did not agree that paying out more money and higher maintenance fee is a upgrade.
I now own one unit with deed and own one small percent of the Ridge and very happy. Some day we will probably buy a odd year to go with the even year we still own. If I understand the points you are buying into the resort for time use but really own nothing else. I see this working for my resort because all the bonus{open dates} days they offer during off season would now bring in more money as points sold.
