Buying, Renting, and Selling Timeshares

Need advice selling my timeshare

Jan 29, 2012

Hello,

I'm very interested in selling my timeshare, but I'm unsure of all the steps to sell it online at Redweek. Is this the best way to sell my timeshare, or should I go directly through a broker to sell it?

The overwhelming brokers you are referring to are upfront fee resale scams. If your timeshare has value then you can just as well sell it yourself on Redweek and other internet sites. Be aware that some timeshare weeks can't even be given away in this economy. You have to be very competitive in your pricing if your week has any worth at all.

I own gold weeks (18 to 25 and 45 to 50) at Marriott Frigate Bay, St Kitts. The place is a huge two bedroom unit and gorgeous and for us, the ease of having a first floor access is perfect. We just walk out our door or patio door and relax with no steps to climb.

I never thought of selling before, and have seen myriads of solicitations by brokers, but I've read about a lot. As we do not travel long distances much anymore, we've been exchanging it for Marriott points for hotel stays or shorter stays at other vacation sites closer to where we live.

As I understand it, t.s.-for-point exchanges are not transferable with the sale of the t.s. by a private individual to anyone...if I'm wrong, please advise.

And there is something called "right of first refusal, ROFR," I know little about, that Marriott can exercise, but DO THEY AT ST. KITTS? and how does one find out about that?

I called Marriott and the persons I talked to indicated they were not buying back any of the timeshares there and they had no information about resales or the points exchange privileges, so if anyone knows, again, please advise.

We are not interested in making a lot of money selling it, but don't know much about how it's done. Marriott folks said they will handle the transfer of deed for about $25, but are there more fees to pay and who pays those and to whom?

If a broker, please do not respond. Thank you.

Marriott can exercise ROFR but I have no idea if they do it for St. Kitts. The best thing you can do is come up with a price that you can live with and list it. If you should get a buyer then you'll need a timeshare closing company to handle the transaction ... you can 'search forums' for a reputable timeshare closing company.
