Not A Member of RCI But Timeshare Paid in Full

My husband and I have a timeshare at Vacation Village Parkway in Kissimmee, Florida. It has been paid for in full. We are only paying the Maintenance Fee. When we purchased our timeshare we joined RCI. We have canceled our RCI membership and want to rent our timeshare to pay for the maintence fees. Since we are no longer members of RCI do we just deal directly with the resort in renting our timeshare.

You don't even have to deal with the resort. The resort might have a department for helping owners find renters. But they charge about a 35% commission and rentals aren't even guaranteed.

If you purchase a RedWeek membership, you can advertise rentals here for an additional fee of about $30. Keep in mind that the Orlando area is saturated with timeshares and it's overly competitive to find renters. Also, there's no guarantee that you'll be able to recover your maintenance fee renting your unit out. Since it's so competitive, many owners are undercutting other owners just to try to get renters. Sometimes the undercutting goes below the maintenance fees.

So be realistic in your expectations.

To add to what lance stated above if you do find a renter then you need to have a rental contract in place stipulating the terms of the rental and signed by both you and the renter .... you can find sample rental contracts by 'searching forums'.

As lance stated above the Orlando area is saturated with timeshares (more timeshare resorts per capita in the entire world), so you must price your rental competitively.
