Trying to sell a timeshare in Westgate Kissimmee Florida, One bedroom,

Due and ecomical situation I have to sell this timeshare, but no idea of all the steps, after posting it, which it will be the best and secure way to sell it, any tips that I should be aware of, what it will happen after the sales in case does, and how about the closing,,,,I'm confused..

Westgate is in the Orlando FL area .... the Orlando area has more timeshare resorts per-capita in the world so selling is very competitive .... in this economy many timeshares can't even be given away especially in overbuilt areas and off season times.

Some people are placing ads in Redweek's Bargain Basement to just give their timeshare away and some are offering to pay closing and maintenance fees for this year just to get rid of the yearly burden of maintenance fees.

You can try placing a price on your timeshare (depending on supply and demand of your time owned) and you price it competitively you may be able to sell it, but don't be surprised if you get no interest. You will not get anywhere near what you paid initially (if you bought from Westgate) so don't even bother to post it at the price you paid.

If you should get a buyer then you'll need to contact a timeshare closing service (JRA Services is very reliable) and permit them to handle the closing documents ..... they'll handle everything including escrow (holding monies until the transaction is complete) and notifiying the resort and county where Westgate is located for recording of the deed.

Good luck ..... timeshares are luxuries and in this awful economy many people just can't afford luxuries.

The biggest tip to remember is to never, ever pay anyone a large, upfront fee to sell, rent out, market, or "cancel" your timeshare. If you get any unexpected phone calls or e-mails from companies claiming they can sell your timeshare for a king's ransom, run away from them as quickly as you can. They're all scams.

As JJ said, many timeshares can't even be given away in this economy, especially in the over-saturated Orlando area. On top of that, you have a 1-bedroom. Many owners of 2- and 3-bedroom suites in that area are desperately trying to unload.

In addition to RedWeek's Bargain Basement, check out Timeshare Users Group's (aka "TUG"; tugbbs.com) Bargain Deals section where you can advertise for free that you want to give your timeshare away. Just follow the directions at the top of that page.

And if you don't get any takers immediately, don't panic. Many people in situations like yours panic and then seek out unscrupulous outfits to get them out of their timeshare. These outfits are usually scams.

Even if you find a buyer Westgate has to accept your buyer before the sale goes through. Not Westgate but another company wouldn't accept the buyer when a friend found one.

Westgate is the biggest snake in the pit, I sold my 2 bedroom 2 bath for 100.00, first tried to say they had first right of refusal and as buyer was giving me 700 extra per banked week with II which was approved wanted deal to go through, Westgate of course was just going to give me the 100.00 in six months and I had to deal with my own banked weeks. I had to get very upfront and work my way up the ladder and threaten legal action before I finally got them to allow transfer. They claim later contracts have more restrictions, mine was a 1980 contract, too bad this industry has gone into the dumps lead by a bunch of greedy developers, and liars in the sales field, many lives have been financially put in ruins and little help from authorities. A few of the resellers have been caught but new ones pop up before the last door was closed. I have a week in Canada owned by Shell and can rent it each year for twice the maintenance fee, however in Orlando if you get your maintenance fee you are blessed unless you have xmas, notice how high priced getaways are available at xmas but exchanges are few and far between!!!! "DON'T GET ME STARTED"
