Buying, Renting, and Selling Timeshares

Has anyone herd about VB Management solutions. Their web address if Denver Colorado and say they buy real estate and other things such as timeshares. They are not asking for any money to be sent to them. State that money will be put into escrow.

Never heard of them. Are they a member of the Better Business Bureau? You can check through the Better Business Bureau.

How did you find out about them. Did they call you totally unexpectedly? Very few legitimate timeshare companies will do so. Most of the scams out their usually originate with an unexpected telemarketing call.

As for this "escrow" angle, that's something scam artists use to fool you. Their company and this company are either one and the same or are in cahoots with each other.

Besides, if they are supposedly buying a timeshare from you, why would you have to put money into escrow?

Pam, we also received a call from this company. We had our attorney look at the "offer" which is not really an offer. I emailed back some changes we wanted, such as our choice of escrow companies, and simultaneous closing and transfer of contract. In the meantime I checked the BBB, they do not have the company listed. I checked both the Denver police and State's Attorney General websites for any fraud information - nothing there. I still had an inkling that this is a scam, so I checked Google Earth for the address listed on the documents. No surprise, it's a vacant lot.

Nicks131, How far are you with this? We are also taking this offer as far as we can until it turns into scam. According our timeshare company (Vida), if this is a scam, at some point they will ask you to pay off contract obligations through them and/or their escrow company, for which they will "reimburse you." This is the scam part. Vida suggests that, as with any legitimate transaction, the contract obligations should be paid directly to timeshare company and should come out of sale proceeds.

Thanks for the message Marilyn - yes I am in the same basket as you. Just treading along. However, I thought to share to the crowd the fact that the sales pitch is very non-aggressive - stating that their role is to match their corporate buyer with sellers so the corporate can realize tax savings in the NAFTA agreement. Not exactly sure how that applies, but apparently they can make an investment, then leverage it in their business and take very generous tax savings. Not sure if these are loophole-style selling tools or as you said just a chance to hold some money in escrow then dash.

I have also been contacted by them with a very lucrative offer of three times what it would cost on other web sites that have been around for years. The VB management Solutions web site was created 50 days ago on 10/2/2013. When I talked to the person about sending me the original offer it sounded as if they where in an empty room. I am not going to sign or send them anything for now, want to see how aggressive they get. Will update you on any future contacts. By the way, we are happy with our time share, just wish we had more time to use the three weeks we own.

Now if any scam artist sees this, he'll probably come to you with some sort of a rental pitch asking if you would like to rent out your weeks that you cannot use.

I am at about the same point as the rest of you here. I did check the address out on Google and it seems to be an office building. We are going to see how this plays out but, we are not sending them any money. Has anyone progressed past the offer?

Thanks for all the information everyone. Colorado BBB did not have them registered to do business in the state. Their Denver address checked out but could be a virtual office also. They sent an address of the escrow office in Kentucky which turned out to be an empty lot. We phoned our contact and gave him our requirements for how to proceed if they were still interested. Have not heard back from them. They are a scam with a capital S.

Their website is relatively new .... started in 2012 ... I would be wary, especially since they contacted you out of the blue. What is VB Management proposing to buy from you all?

Did anybody send in a signed purchase agreement and a copy of the timeshare contract cover page with contract numbers and signatures on them and if so what was the result? I am reluctant to even do this to find out what will happen. Would this information be enough for them to do anything with?

We recommend to stay away from them. There is not a single piece of evidence that shows they are legit. They offered to buy our timeshare at an inflated price. Said that their "buyer" uses it for tax write offs and other things. They are NOT registered to do business with Colorado state and the BBB told me that is one of the first things any legitimate business needs to do. The escrow office in Kentucky was a vacant lot. My husband told them we would only work with them if all money transfers were handled according to our requirements which would guarantee honesty on both ends. We never heard from them again.

The "Trust Notification Letter" reflects an amount that is made up of the selling price plus (in our contract) 5 years of maintenance fees. No where in this document is confirmation that the "buyer" has put this amount into the trust. In fact, paragraph #7 of the Purchase Agreement states that the "'Seller(s)" agree(s)that ... ownership transfer fees, maintenance fees and/or existing liens shall be paid by the "Seller(s)" prior to the time of closing'" Does leave us paying the difference into the trust not to, in our case, Grand Luxxe? Further, the purchase agreement we received does not reflect an amount that includes the monies due to Vida (Grand Luxxe). If there is a scam, this is where VB Management Solutions makes its money. Has anyone challenged VB on this issue?

I was contacted by VBMS yesterday about 'selling' my 2+1 grand luxxe for about 40% more than I paid for it (3years and 3 sucker upgrades). The GL is more than I need, and the promised Cabo GL and water parks never materialized, so I'm willing. However, everything you all say above seems accurate, so I'll wait until someone on this blog goes thru with a deal OR someone gets burned. What I mean by goes thru is someone sees a check for the amount offered. Please keep up the pressure on VBMS to see if they are legit. I'll do my part right now.

Hi all, Our attorney reviewed the Purchase and Resale Agreement and strongly suggested we just say no to signing it. There are so many problems and potential legal entanglements that it doesn't appear to be legitimate. Late this afternoon I sent an email to the "broker" advising him that we will not sign the agreement. He called, and my husband told him that if they wanted the property that they would have to come up with the transfer fee. As you can imagine, the broker was unhappy. My guess is that we will not hear from him again.

Hi everyone We are in Canada ad just received the call this afternoon on the same thing. We are in the same boat as most, in that we would sell if the pricing is right and their offer certainly is but..

We have been here before where things that appear to be too good to be true are generally too good to be true.

I can't offer any better insight than what has been discussed but thought we would get logged in in any event. I guess if we all keep ourselves posted none of us will get burned.
