Buying, Renting, and Selling Timeshares

Timeshare with actual value

Hi. We are looking to buy a timeshare that is on the beach in Southern California (Carlsbad/Oceanside area). We also know we want a 2 bedroom and we want a set week in the summer so we can drive to the beach and stay for a week every year. I have no interest in exchanging, etc. Since both my family and my wife's family own timeshares I'm familiar with them and know that most of them are a headache and not worth too much. I thought it would be cheap to buy one. What I'm finding though is that these timeshares are actually hard to find and expensive (ones on the beach - not down the road, and guaranteed summer weeks). I'm wondering if anyone else has run into this?

Maybe it's because I'm wanting such a perfect unit and time and location - am I just looking for a timeshare that has actual value due to the low supply? Any experience or thoughts would be appreciated.

I am also considering just renting a different unit every year at this location. Even though the rent may be a little more than the maintenance fee it would let us save the big up front cost (since I can't find a cheap one).

There are resorts that still have value = oceanfront, gulf front, some ski locations in winter, name brand resorts (ie: Marriott, Disney, Hyatt, 4 Seasons, Hilton etc), however it's much easier to buy a timeshare than to sell a timeshare and you're stuck with ever increasing maintenance fees forever or until it changes ownership. Your best bet would be to rent .... you can also negotiate the rental (or sale price) price with an owner.
