Successful Resales & Rental Feedback Wanted

Sorry...I am trying to reply to specific posts, but find that my post is not "attaching" to the original. Also, the original post seems to "embed" in my email, but when I start typing, the embedded text disappears. ~~ So good to hear. Would you mind sharing tips for successfully renting Marriott units? Do you use an escrow company and/or request a refundable security deposit? How do you assure yourself that those renting will treat the units as their own?

How have your renters' experiences been with Marriott? Are they treated as well as, or even better(!), than owners?

Hit the Resource tab for Redweek and follow the links to the Rental Agreement form and the Deposit form. These worked well for me. You can opt to use the Escrow service also there if you wish. My guests have been treated just like owners -- When I receive the deposit (50% & refundable only if I can re-rent), I contact Marriott and register the renters then I advise the renters to check in with concierge to find out about activities, etc. So far so good!

We own at Ocean Watch in Myrtle Beach. Has anyone on here ever sold or heard of anyone selling Ocean Watch? I was just wondering if anyone else has had any success, other than, of course, giving it away. Just curious. It is a beautiful facility, we are just tired of being an owner. Would love to hear from anyone that has been successful. Thanks!

I searched the forums and didn't get any results. Has anyone done business with Corporate Travel Services of America (CTSAglobal.com)? They claim that corporations buy timeshares as an investment/tax break. They only ask for a committment deposit. My timeshare is in foreclosure so I need to sell to someone fast!

Why would they need a commitment deposit from you? You're the one (allegedly) selling. This is another way of asking you for a large upfront fee.

Never, ever pay anyone a large upfront fee to sell, rent out, or market your timeshare.

Corporations do not buy timeshares. That's a line these scammers use to separate you from your money.

And no one is going to buy a unit that's in foreclosure unless it has already been foreclosed upon and the resort is selling it (after repossessing it). And no one is going to buy a timeshare with a mortgage or maintenance fees owing on it. Your best bet is to pay whatever mortgage and maintenance fees you owe. Then try to sell it for a low bargain basement price.

Keep in mind that many timeshares can not even be given away right now --- even ones that are free and clear of any liens.

I just rented a week in Lauderdale by the Sea in Florida and incurred no difficulty.March 26 2011) You interact directly with the owner. The property was appropriately represented and I will certainly rent again. I got a great deal and the owner was happy because she covered her financial obligation for her timeshare week. If I rented the unit directly with the hotel lt would have cost considerably more. The owner provided me with a copy of the confirmation which specified that I was renting their week. Upon check-in the resort had all our information and everything was fine. This is a reputable site. karen in connecticut

My husband & I are hoping to find someone who has a timeshare/vacation club rental at the Park Royal Ixtapa. I was recently there with my sisters & cousin & truly loved it. We are not able to commit to the Royal Holiday club, due to personal reasons, but we would love to be able to book either an Ambassador or even a Presidential Suite for a week in February or March/2012. Does anyone know of how we could do this?

I called the company again and they were all secretive about their references, so she got a little huffy, so as much as I want it to be true, it WAS A SCAM

Both Wyndham and Bluegreen, which we own, have a two night minimum for bookings. In very busy seasons it may be 3. That said, I have been able to book a single night if they happened to have an "orphan" night sandwiched between two longer bookings but that is rare. They certainly don't LIKE to change the sheets that often! MD

Hi Folks, I'm interested in seeing if anyone on here has successfully sold a time share here, for anything except a give away price? Is there a chance? We just returned from Maui this weekend, what a wonderful time we had. Took a look at the Marriott properties on Maui, beautiful. Did the presentation, found out how many points our MB property is worth. According to them, our time share has increased in price, however, can't seem to find anyone interested in purchasing it? I don't get it.... anyway, just wondering if anyone else out there has really had any success. All the offers we receive are basically less than one year maintenance fee. I have sold off TWO timeshare weeks during the past year, neither of them at "giveaway" prices --- and one of them for a bit MORE money than I paid (resale, of course) in the first place. That said, neither one was in Hawaii.

With all due respect, one serious disadvantage you currently have for a Maui (...or any other Hawaii...) timeshare is high (...and going nowhere but higher still) airfare costs to even GET TO Hawaii in the first place! Travel costs to GET TO a vacation destination are obviously an integral part of any "value" equation --- along with maintenance fee amounts and obligations, in the case of timeshare buyers. In addition, Maui County in particular seems to be continually inventing and imposing assorted new taxes and fees on non-residents in recent years, which also tends to lessen the interest and enthusiasm of savvy would-be buyers of Maui timeshares. "Why buy at all, with all those annual, ongoing obligations, when there are so many weeks for rent at such reasonable prices?" is a question many folks now ask themselves (...for anywhere, most certainly including Hawaii).

I wish you luck and success, but the timeshare resale market is soft (...at best) right now --- and the current high cost of travel to Hawaii is certainly NOT working in your favor either...

Our timeshare is actually in Myrtle Beach SC, not Maui. We just returned from a week there, I tried to trade for Maui and was not successful. We did tour it while there, it's an incredible property and there were rooms empty, but, unfortunately, I wasn't able to trade for one.

I'm happy to hear that you have sold two weeks, that is promising. MB is awesome, we just aren't into doing the work to make this work for us.

Both of my sold weeks were advertised on both RedWeek and MyResortNetwork.com. One week was sold via each site. Both weeks were winter weeks in coastal Florida, which admittedly often has far more demand than supply. One fixed week (5) was very early winter (East Coast) and the other fixed week (13) was very late winter (on the Gulf Coast). The East Coast ownership was a Wyndham facility, north of Fort Lauderdale; I paid very little for it and GOT very little for it when sold. The Gulf Coast ownership was a facility around Sarasota (this is the one that sold for MORE than I had paid for it some years back). I'm keeping all of my other fixed weeks between 6 and 12 and I would not consider selling any of those remaining weeks at any price; I couldn't easily replace ANY of them.

I can't and don't claim to know anything at all about the "supply vs. demand" situation with timeshare weeks in Myrtle Beach however, so we might very well be essentially comparing apples to oranges here. Nonetheless, think of it this way --- unless you advertise, you really have NO chance of selling.

I HAVE BEEN TRYING TO RENT OR SELL MY TIMESHARE IN ARUBA (studio) COULD YOU ADVISE ME WHAT STEPS I NEED TO DO TO SELL MY TIMESHARE. I HAVE BEEN BOMBARDED BY COMPANIES WHO WANT $800 to $1000 to sell my timeshare but WILL NOT PAY TO SELL.
