As do I. I'll be going there August 9-10 with my daughter; I'd love to find my salesman and follow him into a dark alley.

My wife called yesterday to verify our scheduled two days, and when trying to book our last two days, she was told that nothing was available. She wanted to shift them to next year and was told they don't do that. The representative also reminded my wife that our fees had not been paid. The fees, due in January of 2011, are sent out way too early and I'm not quite sure why. But if you don't pay them early, you can't do any booking. The lady said "with over 15,000 members, it is difficult to book people for the days requested. This is an incredible situation. I am so frustrated because it seems there is nothing anybody can do. I, too, would love to run into my salesperson. Any suggestions??????

do not get crazy over any antics of any timeshare promo. these are short term commission jobs. Squeeze the best deal possible, and then go into your best SOB voice and you may end up a happy camper with what you may end up with as a final deal. this seems to be the last vestige of true open trading left. if you have the stomach for it. plus a good set of Kahones.

We would like to join a class action suit against Manhattan Club. Please advise. Thank you.

My wife and I would also like to join a class action lawsuit. Is there anyone out there who knows if something is being done. We are not sure of the process. Also, there is supposed to be an owners meeting sometime in August which I am sure will be very interesting. We are away but will there be a report to the owners from someone who might be representing the owners. The Manhattan Club certainly doesn't

I am reading all of this and I sure wish I would have read all of this before buying. I was in NYC several weeks ago, and we bought a bienneial odd year ownership. They asked for 10% and then changed it to 15 % down. While we were there we expressed how much we wanted to be there for last week of December. (The Sales person, Stella Levine) raved how fun that would be and told us all the wonderful things to get us to buy in. She took us to a man named Brian Zimmerman and told us he would put the reservations in and he placed on his computer calendar the last week of December of 2011 as first choice, the week of thanksgiving of 2011, and a week in october of 2011 as third choice. He was to call us back. We have called and emailed, no response. We called Stella and she answered and said she would help us and also deposit 50,000 points as promised while we were there. I have yet to see the points. What is so upsetting is I have been emailing her and because she said she would take care of reservations gave her the week for December. Instead of emailing back, she called my husband who was at work, and told him that week had some blackout dates. What??? She never mentioned that days in New years week was blackout, we were told we could have anyime as long as it was available 365 days a year. She sat there and marveled on how wonderful that we could stay there for New Years and never mentioned black out dates, not did Brian when he placed them in his calendar on the computer. So we have been reading all our paperwork that we signed and don't see anything about blackout dates. Does anyone know anything about this????? Also we have emailed Inside Edition to do an investigation. It seems they really need to investigate after reading all these complaints. They are trying to sell more weeks that they can accomodate, that is just plan unethical, people will never be able to find a week to stay even moreseo the week they desire to stay...........We are consulting an attorney and see what we can do about all this.

In NY state there is some law that says you have a set amount of time to cancel the contract. Not sure what the amount of time is but you said you bought it only several weeks ago. check on it. Your lawyer should know. good luck

You should still be able to get out of the deal. You couldn't have gotten the last week of December as it is a black out week and you have to have that in the deed. You were lied to. If you only lose your 15% you won't be doing so badly. good luck.

I just called to rescedule a date in Oct and was offered Several dates at the end of August and a couple in Sept- we were unable tyo usse those and are still trying to rescedule our Oct night. In 2008 we were never able to get our 3 nights in and I just insisted on getting my nights and asking for higher up supervisors until I got some one to agree to give me my three nights in January, we used one the first week and two the last week of the month and also booked our 2009 nights at that time -(around Sept) and were able to get in for Easter week . Just be persistent- Occupancy is low in JAnuary and they should accommodate you.

This is what we decided, so that we no longer have the anxiety and headache. We are giving our even year week away with the buyer paying all closing costs. The MC has the right of refusal, but we were told that they rarely do that. It can take 1-3 months, which is OK with us and the other party. The next fees we'll be Oct. 2011, so no problem there. We'll be relieved when we don't get the bill in 2011. We're taking a hit, but we had a lot of fun going to NY and just think, if we want to stay at the MC again, we can rent a week for much less than the maintenance fee! We will be very happy when it is finalized. I wish all of you good luck and peace of mind. We also hope that the class action goes forward. This is a great site! Thank you.

I am not understanding exactly how you are working this.....we are also very dissatisfied with the MC (I hate even putting that in capital letters). Can you please explain in a little more detail what you did to "ease the pain."

I was in touch with a gal(on line) who had done that. The MC recommends an attorney's office in FL. where an assistant does the work for the closing. She is legit. I think the attorney signs off in it. In NY, you have to have an attorney to close the deal. If you sell it to someone, the MC requires a $1,000. If you gift it, there's no charge by the MC. The person ,we're gifting it to, will pay a total of $1,400. -$1,500.for all the different fees. Like I said the MC has the right of refusal(they have 30 days for that.) Then the gal in FL. gets the deed from the NY system and does all the other work. I could give you her name(and the name of the attorney). I also called the MC directly and got the same info. I get the impression that a number of people are doing this just to GET OUT!

Okay, so I am glad I am acting as quick as possible so that maybe I can help others. I have read so many complaints here, but I don't really see anyone taking much action. I am not a person that just wants to vent, I want them to completely stop with the deceptive practices. So, I went to a real estate attorney yesterday, both me and my husband. After speaking to him, I am going to close my bank account, and open a new one, so they can not take any more. I also am writing them a letter providing all the specifc details and certifying it, and will send it off today, and seeing if there is a response to our request for a refund. I'll give them about a week, to respond, and if they don't respond, I'll hire this attorney to go after Stella and Manhattan Club's real estate licensce. I will not give up for others. I know there was mention in another post of trying to gather a list of names of potential owners. When I have time, I am going to call the Manhattan Club, and just start calling room numbers, I hope others here can help do the same, to warn people who are not owners about the deceptive practices, as if they are owners let them know they are not alone. I will keep everyone updated, and will also be filing complaints with the board of realtors for her license and the attorney general, and the attorney gave me some others.

I know you both wanted out, but did the person you are giving it to understand all the issues with the Manhattan Club, and being able to be accomodated. We will not try to sell to anyone, after everything we have been through, I would hate having anyone have to go through the same thing and as others here have been having to do, and we are new, just signing in August. Getting out of it one way or another with the help of a Real estate attorney for all the deception.

Yes, he rented from us through redweek and also, from others on numerous occasions. He knows there are many for rent and for sale. I've sent him the more recent budget reports from the MC and he is able to read as much as he likes on line, so I don't feel we've been deceptive or dishonest. He likes staying at the MC, really likes the location and goes to NY yearly, at least, so he sees it as worth the maintenance fees, in order to stay where he is comfortable and familiar with midtown. Also, it's just even years, so he likes paying fees just every other year. Thanks for your concern "for the other guy".

disgusted, did you just bought this august 2010 What Problem are you having? cant get your money back for you but maybe I can help you Enjoy TMC ontill you get a buyer, Other than the outrageous Hight maintainance Fees, and the big proplem of getting Reservations to use your time, TMC is still a top Timeshare, Don't Get me wrong, I have been fighting with TMC for the last 5 years in trying to stop or give resons gor the high increase in MFs and make it easer for owners to get Reservation to use there time they paid for,but that aside I love and enjoy my time at TMCl

Howard, The upsetting part is dealing with a deceptive salesperson. We are handling it based on what the attorney advised us to do first before hiring him to take it further to avoid spending more money. I love NYC, and have been there many times. I will say I like the Manhattan Club, in my opinion it is an average place to stay. I'll leave it at why it was average. I will say while we were there we witnessed two very upset people with reservations and it was horrible. That should have been the first indication of not to buy. For us, we are disgusted with the salesperson, the whole idea of wanting to sell what they cannot accomodate, and of course the outrageous maintenance fees. There are other things that are not as huge that I listed in the initial post. With these serious things this is enough for us to not want to own there. We are both busy professional, I am working on a Phd. I am very stressed, we both are, and refuse to do business with a place that will do this. So many people have complained in these forums of not getting in and losing out, why be an owner??? Once I get this all dealt with, I will share everything my attorney advised, and why people should not stay in this, hopefully for us it will be resolved within a week. We are owners of Travelshares through Worldmark, and we have the ability to exchange through RCI, we love our travelshares because they are based on points, and we pay a small exchange fee. RCI has recently added other spots in NYC so maybe we will end at another spot, but we won't be buying with anyone, unless we are just adding more points to our Travelshares, huge lesson learned............I hope I answered your questions..........

I have a points program at the Manhatttan Club. My wife and I bought a points program baased on the information in the presentation at the Manhattan club that we had some preferentialor advantage treatment from them when booking rooms in NYC. That sales pitch is so far from the truth its not funny. Unfortunately, what I signed is an RCI points contract with no preferential treatment at all.

They should not be scamming people at these presentations. If I had known that the "deed" is worthless from a preferential standpoint, I would not have signed it. What recourse to I have?
