This is why you aren't renting your weeks out and stuck footing the full bill. While smarter owners who aren't looking for profit are able to get their fees covered by taking what they can get when thats ALL they can get. It's nice to make some money when you can but a smart owner will take breaking even over taking a lose.

You are wise to ignore the upfront fee resale scam companies that bombard you with cold calls.

Aruba was a very popular island for tourists in the past, however with the current recession, airline tickets skyrocketing, the hassle of standing in line going through security etc. I could almost assure you Aruba is not as popular now as in past years (not just Aruba ... any destination that one has to fly to such as Hawaii).

The fact that you own a studio (small) is also a deterrent, so what you need to do is list your timeshare week on listing sites such as Redweek (there are other sites as well) on the internet at minimal cost to you.

You should look at comparable weeks and unit size at the same resort you own and post your week below the lowest price (you have to remember that what a seller is asking for a timeshare is NOT what they will get, 9 times out of 10 .... many people ask developer prices or they think their week is worth a lot more than it is). Many timeshare weeks can't even be given away for free (ie: supply and demand).

If you don't get inquiries to you ad in a month or six weeks, then keep lowering the price.

If you should find a buyer then you would need to find a reputable closing company .... I always used www.timesharetransfer.com as they are very reliable. They take care of all the paperwork and hold all monies in escrow until the transaction is complete.

When you say you got a reply after you wrote your post .... what kind of reply are you referring to?

Is anyone familiar with Property Broker USA? They claim they can rent your getaways for $1200 a week and also your owned week for more. Has anyone done this with this company or any other?

If these getaways are from RCI, fuhgetabout! RCI does not allow people to rent out weeks that are acquired via exchange or its Extra Getaways.

Also, the majority of weeks are not renting for more than $1200. Do these people even know what week you own? Many weeks offered for rent each week go unrented. There is no way some company you've never heard of can guarantee a rental at a ridiculously high rate.

I call scam on this one!

I just signed up for this service na d have a week due to expire end of june that i want to rent but do not know how to go about renting. Can someone tell me how to submit rental and how do i go about getting payment etc. i have week with interval international so would have a wide choice of where to stay. thx

The getaways are thru Interval and I have a floating week. If you are not familiar with this company Property Brokers USA then there is no need to right your opinion. I am only looking for postings from people who have dealt with Property Brokers USA or another company like them to rent their timeshare weeks.

Rented a vacation property for Ko Olina resort in Hawaii and everything was perfect. The transaction was smooth without any hiccups. Our stay was fabulous!! There are 7 people in my family and this was definitely the way to go. I saved money and got to stay at high end resort. I will definitely return to redweek for my next family getaway!

Wonderful to hear and thanks for sharing. I am trying to rent my Ko Olina units. What was key to the smooth transaction? What worked and what could have been better (if anything). Did you transact through an escrow service? Was there a rental contract? Did the owners request a refundable security deposit and/or how did they get comfortable about owner's liability for potential damages? How far in advance did you book the unit?

What was key to your decision in renting that particular unit from that particular owner? Did you rent for the listed rate or was it further negotiated?

Thanks for any insights you would be willing to share. I may not be successful in renting my units this year, but I'd like to handle the whole listing process better next time.

PS. I just noticed that the two photos they used in the header are stock photos they did not even pay for. You can see the watermark of the stock photo company. If they can't pay $10 for photos not sure they can do much else correctly.

Matt, no one has replied to my post, that has used Property Brokers USA or even heard of them. You are the first. I agree their website is shabby and they are very unprofessional. I have been contacted by another company as well "Timesharehotlist.com" their website looks alot better however they want 1200$ to list with them.

HAS ANYONE USED THESE COMPANIES TO RENT THEIR TIMESHARE? PLEASE LET US KNOW WHAT THE OUTCOME WAS IF SO.

Why would you pay someone $1200 just to list your property for rental? What do you think you'll be getting in return?

if you're looking for a "[company] to rent [your] timeshare", are you hoping that that company will do a "full service" for you --- advertise, negotiate, get renter to sign rental contract, collect rental fee, etc.? If so, there's one that will charge a 19% commission vacationtimesharerentals.com.

It should be cheaper, however, if you advertise it yourself on Red Week and do the "dirty work" yourself. $1200 is a bit excessive for a listing that can't even guarantee your unit will rent out.

Garyk, Are you saying that you have deposited an owned week with Interval but have not yet accepted an exchange? And your time (2 years?) to make an exchange is running out? I'd suggest that you phone Interval immediately to see if they will allow you to extend the life of your deposit--for a fee of course. However, it is generally understood that it is against the rules of the exchange company for you to rent out any week that you received from it in an exchange. You can use such a week yourself or you may gift it to a friend. In the latter case, there is a fee to put the week into the friend's name in addition to the normal exchange fee. I don't think there is a problem accepting repayment for the guest confirmation fee and (one hopes) for the basic exchange fee. However, even if renting such a week were legal, the complications of trying to find a renter for something you don't know you can get boggles the mind. You would do much better trying to rent out your owned week. (Well in advance!) MD

Great thx for the update, i do have a week with Interval and its due to end June 30th. i would like to rent it out since i have no time to use.. as you mentioned there are all kinds of fees depending on what would like to do.. i guess best for me to try and extend it and then wil have a little more time to see what option i have. i also still have my regualr week as well.. plus a few days in disney also.. thx for update.

If you phone Interval about extending your week, go ahead and ask THEM what their policy would be regarding renting out a week which you got through them in an exchange to a third party. Should they say, "Go for it!" be sure to let us know. Rules do change. (But not usually in our favor.) MD
