What kind of problems did you encounter already as a new owner? Have you ever received a call from a "liaison" department? Try calling TMC and asking for the liaison dept. Maybe you can get some help.

When you buy into TMC, you are buying a deeded property. When you buy your home, you have to pay for your upkeep of your home. The finances are spread out over time. With the timeshare, you are paying at one time for all of the upkeep of your property.

Is being asked to book early really all that unspeakable? So we drop a large sum, or mortgage the property we hold the deed on. So we can't get in at the drop of a hat. I spent a lot of money, so I will do what I have to do to get my time. It may be a bit inconvenient, but it is better than the stress of worrying and trying to beat the system. I always have a great time when I go.

I have an owner liaison who helps me. Have you tried giving her a call?

Robert, If you're referring to me, the person who worked with Timeshare Closing Services Inc. in Orlando FL., it is not a scam. Rather it's a done deal. We gifted our even yr. week to the couple who rented from us in 6/10. I'm sure it' legit because the couple had it gifted to a trust(so I'm sure they had their attorney check it out.) We have the documents to prove it. And I know another couple who did the same. Again I say, we're happy to be done with the MC. In the next 10 years, we would have paid at least $10,000. in maintenance fees. We paid $11,000. for it and used the weeks three times. In 08 and 10, we rented them. By the way, the gifted couple paid the closing costs, which I think were about $800.

I bought on Sat. The 13th..... after reading this and other things on line I am faxing cancellation of contract on thurs the 17th within The 7 day period.... Anyone have problems with cancelling contract??

It took several weeks but they finally released the depost from my credit card. I faxed the cancellation letter and then called to make sure they received it. I returned the box of materials they sent. I made several calls about releasing credit card funds. I finally called credit card company to challenge the charge and then within days money was credited. Thank goodness for this site. Dodged a bullet! I plan on going on expedia rent a room at TMC for dirt cheap compared to what I was about to spend and celebrate at the 26th floor bar!

We would be very interested in joining in any class action against the Manhattan Club. I just checked on Expedia and they have 2 rooms left for the nights I have been closed out of at Manhattan Club. Supervisors never return calls, rooms are unavailable just 28 minutes after they are supposed to become available 9 months before the date. And then you are on hold for 18 of the 28 minutes. We are frustrated, annoyed, and angry enough to join a fight.

I 'considered' buying a unit here, and the person was willing to basically GIVE it to me because they were tired of the RIDICULOUS Maintenance Fees. Like $1800 year for a STUDIO Unit!!!! THAT is Outrageous!

After reading of the conditions above I am VERY Glad I DIDN'T Buy It, even if they would have Given It to Me!!!

For what they charge for the Maintenance fees, and the 'prestige' it is supposed to have, they have NO EXCUSE for not replacing ALL of the Furniture every 5 years, and Completely Repainting and Recarpeting every 5 years as Most Other Gold Crown resorts do.

We were told at the time of purchase that the Club would always have "smoking" rooms. We explained to the salesman that this was a deal breaker. He assured us there would always be smoking rooms. He also promised that if we would ever want to resale, the club would buy the share back which is also a lie. We have also have had similar experiences to the one quoted above. And yes, we would participate in a class action or other suit.

Thankfully this was resolved not too long after we got back from our trip, and consulted with an attorney. We received all of our money back. I love the travelshares we have with RCI but will never buy specifically with one place as in a timeshare. What our attorney has advised us is even if we continued with them and did not pay those fees monthly, that it would be illegal for them to report us to the credit bureau negatively. Something with them doing that and being out of state. Thankfully we did not have to go through all that. We love NYC and we can definitely stay pretty much anywhere for less money than all those fees, and of course we have to book somewhere with enough notice. I hope that people will read this and make a good informed decision before buying into it. Good luck to all. I did go through the process with the attorney's help and paying him a couple of hundred bucks to file complaints against the individuals we dealt with on their license was well worth it.

Five timeshare owners in the Manhattan Club in the Park Central Hotel at 200 West 56th Street, a timeshare condominium resort, are suing developer Bruce Eichner and the club's other owners for fraud and "breach of implied covenant of good faith and fair dealing," according to court documents, Crain's reported.

The timeshare owners allege that Eichner is not granting them access to their timeshares, despite booking up to nine months in advance, and is instead renting them out to the general public.

"Through a coordinated and uniform marketing strategy, defendants fraudulently create and maintain the impression that access to and beneficial use of timeshare units in the Manhattan Club is completely or almost completely limited to timeshare ownership interests," the court filing says, but the reality is allegedly otherwise.

"Timeshare owners paid valuable money and they are not being permitted to use the apartment," said Steven Blau of the law firm of Blau Brown & Leonard, which represents the plaintiffs.

Instead, Eichner is allegedly renting out the units to the public through travel websites such as Expedia. "It's in the best interest of the sponsor, who runs the management company, to rent it to strangers because when owners use of the apartment they make nothing," Blau said.

I met with a similar organization some months ago and for $1,800 they said they could get me out of my committment to the Manhattan Club. Said they had had a lot of requests and had been sucessful.
