As far as I know the rules for both RCI and II haven't changed .... an exchange is not allowed to be rented.

That is also my understanding, JJ, but some salesmen and others claim they can rent exchanges. It never hurts to get information from the "horse's mouth". (When all else fails, read the instructions.) Ask the company involved how it interprets it's own rules. MD

I just received the same call, about selling some of my Getaway weeks at $1200/week. I called Interval International to check this out. They point out that: 1) there is no "12 week" limit to Getaways and 2) while these weeks can be transferred to friends/family, they can not be sold! So this offer from Property Broker is likely the beginnings of some sort of scam.

I have been happy with RCI and Redweek for the last few years. I don't like points. I prefer fractional ownership of real property. I have loyal and repeat renters.

It works best to leave something on the table and work hard with the property on behalf of your renter.

RCI has been changing. I would like more info on what that is all about.

Actually,RCI seems to have taken a page from the way RedWeek tried to handle exchanges. As I understand it, RCI now assigns a number value to each property/size/season deposited. If the value of your deposit, for example, is 9 and you reserve an 8 you "keep the change": 1 in this case. If you deposit your 9 again next year but want a 10, you can use your balance on hand to get it. We can no longer luck out and get a 2BR for a Studio now and then, but neither will we have to give a 2BR when only a Studio is available to us in the wanted location. Fair enough.

There are many other features which do not seem to be identical for all resort chains. We own with Wyndham and Bluegreen which seem to have negotiated somewhat different deals. Therefore, it is best to investigate through your own resort to be sure you understand how RCI will now work for you. Which setup is "best" for you may vary, depending on your needs at the moment! I have potental rentors but didn't make a cent and i don't know if it is possable because there are so many out there,I just charged the mataince fee.I figured someone should have the opertitunity to use my weeks when I can't

Just the MF might be fine when renting to friends but it would be only fair to expect a little extra for your time and effort, not to mention your equity, when renting to strangers. MD

True enough, but unfortunately "fairness" and "expectations" may simply not reflect the harsh reality of the current marketplace in this soft (...at best) economy. These days, many weeks actually rent for LESS than the annual maintenance fees. I rented just such a week in coastal Florida earlier this year, directly from an owner --- and paid about $200 LESS than the annual maintenance fees! In the end, ONLY supply and demand determine or dictate market pricing. Renters will almost always just seek out the best deal available and they don't care one bit about an owners' maintenance fee amount.

I see significant signs of strengthening in various markets this year. We're not back to 2007 pricing but 2011 for me is far better than 2008-2010. Florida has always been a weak market for me since I began renting units in 2004, so I'm not certain any claims about renting below maintenance there is a sign the weak economy is the culprit.

I agree this is a supply and demand market, and while I receive a lot of offers from customers where they are still searching for 2009 pricing, I provide units in many markets where there aren't enough units and I have been telling them they are out of luck. Some of them finally pay my prices, but more importantly other customers inquire for the same units and book at the higher prices because they can't find a unit for their dates.

If you are renting a timeshare in one of the major timeshare groups such as Wyndham, Bluegreen, Diamond, Westgate etc. the owner should have copy of the confirmation to give you which indicates your name as the person using the unit. If you are renting a free-standing resort (not part of a big group) you may need to phone the resort directly for confirmation. MD

I got out of my timeshare using www.timeshareutopia.com. They were very helpful and quick to respond back. I simply filled out the evaluation sheet and they called me right back. They charged an upfront fee but they were not going to try to sell it they basically took over the maintenance fees.

Maybe not, you'll have to wait and see when the next maintenance fee dues are sent out .... you may still be the owner.

Usually though, aren't posts like this from shills? I don't want to falsely accuse - I've been falsely accused. But I don't submit posts which look like an advertisement with no other contribution to the group. I may be controversial, but ... at least it's my opinion and not an ad.

Yes, the post from keithk with praises for timeshareutopia.com is probably a shill .... it's scam if they they ask for any type of large upfront fee.

I also am new to trying to rent a time share and not sure how to check on the "groups" that you have mentioned. I am looking at Marriott in Aruba and renting from an owner but don't want to get caught up in any scams. Any advice? thanks

I was told about this website and was very excited to find a timeshare that I was interested in. Although, I was very nervous to commit because I read some reviews about people getting scammed. After all, I was sending cash! I did a little research by calling the timeshare itself to verify that the person I was dealing with actually owned the timeshare. All turned out great! C. Lang was wonderful. Everything was better than expected and, as an extra bonus, one of my favorite bands was playing at the Hershey Arena and I listened to it from the living room!
