when i find a week i want to rent what is the safest way to rent and be sure i have a place to stay when i get there. thanks lm

Luanne- as with anyone you want to do business with you should ask for references. While this is not a guarantee, it is better than taking someones word that they are indeed a timeshare owner or at least have access to the points to be able to get the reservation made for you. I do hundreds of rentals on behalf of Wyndham owners and If I was asked (which I am all the time) to provide a renter with some level of satisfaction, that is, assurance that the unit they are paying for will be there, I will email them the confirmation, give them references from past renters, maybe an owner, and tell them to check us out on the BBB. Also, using a payment method such as PayPal will give you as a renter some recourse to recoup your money if you do not receive the product or service for which you paid.

As for someone purchasing your timeshare if you are an owner: your points at this time have very little value, by that I basically mean worthless. What is valuable is your status, at least for Wyndham owners. The discounts and free upgrades are what are desirable, this is what owners have paid through the nose for. There are billions of points out there for sale at extremely low prices. The market is inundated with points, and as Ken stated about market forces dictating the price you receive for a rental, the same goes for selling your timeshare. Any company asking an upfront fee is, I can confidently say, whether it is for rental or selling your timeshare, is going to take you for a ride. The most likely scenario, if you have a decent deed size, a desirable home resort, is that someone will take this off your hands if you are willing to pay all of the cost to transfer the deed. As I stated earlier, sorry to say it, but your points themselves are basically without value. Again, it is the status that gives your ownership value.

I got two interested clients because of redweek.com so I say it should be promoted .Other companys only took our money with not one call.

There are several people on these forums that know the company I am with. If they would like to share with other owners as to who we are and what we do that would be fine. For now, I would just like to be helpful and answer questions about the Wyndham product and offer my best advice.

Again, I do not wish to violate the terms of these forums. Our company will continue to grow and if you do not know our name yet...you will soon.

I do not own a timeshare, but like to rent them so I am a member of this website. I have rented from individuals a couple of times and have had really good luck. I last rented this Feb from an owner who could not use his timeshare in Maui due to a last minute medical emergency. He listed it on redweek and I e-mailed my interest. He called me back and gave me his name, timeshare he had reserved and dates. We chatted a bit about the isle of Maui. I verify with the timeshare that this person actually owns a unit and has one on reserve. Then I called him back and told him I wanted it. I felt confident enough to send a money order to the individual and after he received it, he switched the unit to my name. I called the unit and verified that the switch had been made. I have done this twice now with good luck. It does take some trust on your part and diligence in checking out the owner. However, this is much better to me than renting through hotel sites and paying huge taxes. Good luck, Patti387

After paying many so-called resale firms to list my timeshares, I listed with redweek about 3 months ago. I had one party intereset in it and aske where the unit was located and not further interest, two months ago, I had another party that was interested in one of the units. After 2 weeks of email, I found out that her daugther works for an Inurance firm that I am licensed with. WOW, a REAL BUYER for the time share. right now, I am waiting on the time period for the timeshare (4 weeks or so) to forward on the request for transfer the first real timeshare sale in the last six years of attempted listing. and at a very good price for the buyer. .

You are uncertain about paying upfront fees with all the info and testimonials here about people who've been scammed by upfront fee resellers ?????

If you're speaking of the fees Redweek charges .... they are an ad site where owners pay a minimal amount to list their timeshares for sale or rent and Redweek is the most popular timeshare ad site on the internet. The key to selling any timeshare is pricing depending on the supply and demand of the reosrt and week you own, however many timeshare weeks can't even be given away.

Let me help you be certain about upfront fees. Never, ever pay anyone a large, upfront fee to sell, rent out, or market your timeshare.

What do you think these upfront fee outfits will do for you that you can't do yourself?

I lested 3 timeshare with red week apprx. 5 months ago. about 3 months ago, I reveived an inquity wante to know where unit units in Westgate was located, I explained that there is a secruity gate and one cannot drive around just to located that number unit. a month later, I had another inquiry and falsely assumed this was another individual just wanting to visit. Well, Wrong, it was a valid buyer and when she told me her daughter worked for an insurance comp;any that I am licensed with, this was a valid inquiry. wESTGATE Woods at Branson required 3 months and advised that they were going to repurcahse the 2 bedroom unit for my price of $250. I was advised by the transfer firm this might happen , however, I did not want to attempt to explain this to the buyer that I shoud price it at about $2,500 and return $2,000 to her upon sale. So, Why attempt to work with these so called RESALE Firms that want upfront FEE. . Just price the unit at $250 or less and let the timeshare firm buy it back. My thanks to red week for proving a honest buyer, if we just had some honest folks in timeshare management.

ps. I am not finsished with french quarter, my next message will take care of this problem.

after a number of years, i had a successful sale as advertised on red week. Now, the rest of the story, it is becoming more difficult to deal or even talk to any one connected to a timeshare. The transfer agent faxed all material and forms to Westgatge on 7/18/11 Westgate had until 8/17 11 to advise that they had first right to excercise repurchase their own timeshare. NO, THEY DID NOT FILE IN TIME TO EXCERCISE THEIR RIGHT. NOWEVER, THERE LETTER IS DATED 8/05/11, THE PAPERWORK ENVELOPE IS DATED 8/23/11 AND ALL OF THE COMPLETE INFORMATION FROM WESTGATE WAS RECEIVED BY THE TRANSFER AGENT ON 8/27/11 . A letter can be dated any date and a postage meter can be changed to any date, and Westgate will still maintain that the forms were mailed in time to have the 1st right to purchase their own unit. I have send complaints to various agencies, and will see what the final out come is on this transaction. No doubt, westgate in Florida is running the "show" on this deal.

For the first time in about 1 year, I advertised this timeshare on red week about 4 months ago, two months later. I could not believe it, I thought this must be someone who just wants to visit. No, it was a real legimate buyer for the westgate timeshare in branson. I used a transfer firm in branson that I had prior dealings with and all of the necessary forms were mailed to the buyer and later all forms mailed to westgate corporate office. the result is that westgate wanteed = to exercise their right of 1st refusal and purchase this unit internally. only one problem, wetgate was a week later in receipt by the transfer agent. However, westgate dated the letter so it was only 2 12/ weeks old and the material mailed (according to their postage meter) two days before the 30 day period. only problem, all of the necessary received from westgatge were over a week later. and now, I have written letters to corporate headquarters, and listed on BBB this type of fraulent activity at westgage

Redweek is a timeshare ad site that charges a minimal amount for owners to post ads for sale or rent .... they are not an upfront fee resale scam company if that's what you're asking. It's the number one timeshare ad site on the internet.

I am replying to the statement Red week is the most popular timeshare website? How did You come to this conclusion? or is it most likely Your opinion!? I do know Red Week provides a listing, but there is much much more involved with a timeshare sale! craigslist is free to list timeshares! So dont pay upfront? Why not? This site charges upfront and in return you really get nothing! oh a picture from rci maybe, People dont believe anything you read from this upfront site!

I have never tried to sell a timeshare on RedWeek but have had pretty good luck renting out some. Don't have any statistics on what site is the biggest, but this one is legitimate. If you don't think so, why are you here? MD

With due respect, I submit that you are very seriously mistaken.

RedWeek charges a reasonable fee (what is it, around $50?) for someone to place an ad with extremely wide exposure for an extended period of time, much like one would have placed a classified ad in a newspaper in pre-Internet days of yesteryear. This type of advertising fee is distinctly, completely differerent from an "upfront fee" parasite charging hundreds and hundreds of dollars for providing (and accomplishing) absolutely NOTHING.

Yes, you can place an ad for FREE on Craigslist, but instead of responses from legitimate prospective buyers, on Craigslist you instead hear from "Nigerian princes", "UK Lottery winners" and other assorted (and usually only marginally literate) scammers and spammers. If you have the time or interest to deal with all of that type of incoming junk and spam, best of luck to you. Keep in mind too that for a timeshare week which may be essentially worthless, the advertising cost or venue doesn't really matter anyhow if it's something that no one wants in the first place at ANY price...

I don't in ANY way represent or speak for RedWeek, but I HAVE successfully sold (and also rented) SEVERAL timeshare weeks in recent years by advertising on the RedWeek site.

In my own personal experience, RedWeek is certainly every bit as good as any other timeshare site and is actually much BETTER than most --- for sales OR rentals. These RedWeek "discussion forums", on the other hand, have some of the most lame and ill-informed content to be found ANYWHERE among timeshare discussion forums, including (in my personal opinion) the drivel submitted (...fortunately, only occasionally) by author / alleged "expert" Lisa Ann Schreier in RedWeek's "Ask the Timeshare Crusader" forum.
