No to your question Vanessa175): TMC management and Developer don,t even like me, as a matter of fact I have been one of the first owner that started fighting TMC, and Its management team, I own other 5 stare timeshare and take away TMC high MFS, and problem getting reservations, take those two things away and TMC is one of the best Timeshare there is any ware in the World, But if you can get them to pay me I could be happy, and very appreciative, I could use that money to pay my MFS

I was there this winter for three overnights (lucky to get in after months of calling) and the place was looking really dumpy. Maybe three, not four or five star. Stained carpet and furniture, ripped furniture and carpet, cracked tiles in bathroom, wallpaper peeling in bedroom. I requested another room with newer sleeper sofa (for my son) and it took 15-20 minutes both times to find something that was in decent shape. I insisted on a room that was in good order. I was so disgusted. Thank you for leading the charge! I don't know why you think it is the best timeshare in the world? I think owner/management were putting our money into Park Central renovations. i agree, the people that work there are very nice. It's not their fault in how it is run. Let's hope the class action suit has an successful outcome.

timeshares basically have no resale value, but depending in your tax structure donate the property to a charity and take the deduction at full face value first consult your CPA for advice. Just consider it a learning experience of how the hustle works.

DON'T BUY AT THE MC. YOU'LL HAVE A DIFFICULT (AT BEST) TIME GETTING RESERVATIONS. THE PRESENTATION... OFFERS MOSTLY INACCURATE INFO WHICH THEY RARELY LIVE UP TO. MAINTENANCE FEES ARE OUT-OF-SIGHT. GET A NITE FROM HOTELS.COM: OWNERS CAN'T GET THE TIMES THEY WANT, BUT NON-OWNERS.............ALMOST ANY NIGHTS THEY WANT THROUGH HOTELS.COM OR EXPEDIA.COM. I CONSIDER IT ALL TO BE LIES AND A BIG RIPOFF, AND I'M AN SHAREOWNER.

I haven't tried to book my 2012 days yet. In the past 9 years I have almost always had a problem. They have no problem raising fees yearly and beginning to harass me 6months or more before my contract date is up for money. What to do?....

RAISING MY VOICE; yes brianw203, you're so right! i'm a shareholder in the MANHATTAN CLUB, a really beautiful PLACE, but management, in my opinion, STINKS. maintainence fees are out of sight, and reservations are hard to come by. IT'S CHEAPER TO GO TO A GOOD HOTEL RATHER THAN BUY AT THE MANHATTAN CLUB, AND RESERVATIONS ARE JUST ABOUT ALWAYS AVAILABLE. PASS THIS ON FROM A DISAPPOINTED SHAREHOLDER IN THIS OTHERWISE BEAUTIFUL CLUB.

i tried the AG'S office to no avail. refer to the media with news tips to write a story about this scam and possibly fraudulent scheme; amanda fung, real estate reporter from CRAINS NY BUSINESS wrote an informative story (july 11, 2011) about this fraud. contact her: afung@crainsnewyork.com. also tip off THE NEW YORK TIMES to write a story, and refer all to subscribe to REDWEEK.COM for the real story of how shareowners are being treated at THE MANHATTAN CLUB...hopefully, these actions will decrease MC sales, and hit them in the pocketbook where they'll feel it most. then perhaps owners will get what they paid for, and what they're continuing to pay for and not getting.

call the mc reservation supervisor: jose rosario...212-453-8628. he told me, "i'm here to help" after he was informed that i WOULD NOT, UNDER ANY CIRCUMSTANCES, REFER ANYONE TO ATTEND A MANHATTAN CLUB SALES PRESENTATION. take him up on his offer to HELP. let's see if he keeps his word.....it's worth a try!

I would gladly sell you my timeshare at The Manhattan Club at the original price I paid in 2006. I love to gop there and it has a great location, but I increasingly dislike their practices of never giving owners the dates they select, even 1 year ina dvance they are fully booked or pretend, yet they are madly looking for new owners each time I go there and advertising our "Club" to the public at attractive prices at the dates I want to go there but are unavailable to owners. Moreoever, their ever increasing condo fee per year alone would cover my stay for one week in a great hotel in New York. Their management and sales people are arrogant and the fact you can only sell back tyo them at ridiculous prices while they continue selling weeks at extravagant prices lock you in a scam. A great place but they have to change their lousy practices.

I think the club was fraudulant in their representation to us at time of purchase. Possibly we can all get together and put pressure on them - to change the practives. Class action lawsuit? What are other possibilities/ This is such a waste of money and time.

How do we change practices or get our money back? I am tired of paying high fees with no ability to use this. I can book a Starwood NYC property using my Starwood time share in days and cannot book this 11 months out.

Bad publicity is one way to hit them.

Not sure what all the complaints are about...we go to Manhattan Club twice a year once during spring or Fall and then every New Years Eve. We have always had nice accommodations and everything worked fine. Our only complaint was that the elevator is really slow and many times we go up to go down but that's a small price to pay for a great place to stay in Manhattan. The beds have always been very comfortable and the staff helpful. The maids are pleasant and concierge accommodating. We are not demanding people and in NY all you want is a nice, clean and well run place. We have been members for 13 years and have never regretted our purchase. Most people, I would guess, don't spend lots of time hanging out in room, if they do, they shouldn't as your in NYC!
