We have a timeshare villa at Montecristo Estates in Cabo San Lucas in Phase II that we purchased in 2008. We have since paid off the villa and now want to put it up for sale. Does anyone know what the Montecristo Villas cost nowadays? We want to put it up for sale on Redweek which from what I have read is probably the best way to sell it. We know we won't get what we paid for it but do need to sell it. debbiew212

Hi Debbie,

Take a look at what similar postings are listed for on RedWeek for your resort and be sure to price it competitive for the best chance of selling. You can always edit the price at any time.

You have had your timeshare for 3 years, paid it off and now want to dump it??? Isn't it time to relax and enjoy it? If you think you can put it on the market and get back anything close to what you paid the developer, we have very bad news for you. You do have a nice location, however. Have you tried renting it out on RedWeek? That could net you more in the long run. MD

You are absolutely right-paid it off, now it is time to enjoy it. However, I will be unemployed as of tomorrow. I know we won't get what we paid for it and yes we have considered renting it out but felt the best for us at this point is to put it up for sale. If we don't get any interest then we may look more seriously at renting it out.

One thing to remember is that purchasing a timeshare is never a good real estate investment. It's simply an investment into your vacation accommodations.

I sold a timeshare advertising it here on RedWeek. I got a few (seemingly) bona fide inquiries from the ad on My Resort Network.

Just remember, anyone offering to sell your timeshare for what you paid the developer (assuming that's where you bought it) or for greater, is likely going to scam you.

This subject may not be in the correct location. however, I have a concern if anyone had hear of First Capital Financial Services Corp, 8225 S. Eastern Ave., Las Vegas 89123. The call is to sell one of my timeshare units in Branson,Mo, They have a buyer who will pay down $4,300, 20% of selling price and also pay a fee of $2,395 for costs. However, I am supposed to pay $2,276. for this deal, after the property is sold, I am supposed to receive the $2,,276 back. I do not like the idea of a personal of cashiers' check. I like a credit card since i believe with a credit card, I have a 3rd party to get involved if this is a fraud situation. a funny feeling when the firm seem to be in a hurry to get my money. I did receive a two page contract, and the the possibility of receiving $21,000 for the 3 bedroom unit in branson is real tempting. appreciate if anyone has had any experience with this firm. THE BBB does not have any compllaints on it so far. I hate to fall for another fraud deal. .

Scam! Scam! Scam! Say goodbye to that $2276 if you pay it. Why would they need you to pay all that money just so they can refund it to you? As the seller, you do not need to pay or deposit anything.

You are demonstrating perfectly how these scam artists succeed. They paralyze you with excitement ("receiving $21,000...real tempting) and stop you from thinking rationally.

As for the BBB "not having any complaints on it so far", that,s probably because these crooks shut down their operation under another name and recently started up again under this new name. Hence, ther is no time for them to establish a track record with the BBB.

At one time, I had 3 timeshares, only because french quarter staff said that they could sell the other two timeshares if we purchaed at french quarter. Now, french quarter is bankrupt at branson, and cannot be sold right now. it seems at thought the Mo. attorney general does not really care about this issue. I have for the 1st time listed westgate and also surrey grand crowne on red week. I have had 3 replies on the westgate property. the first two were just checking and finally the 3rd one was really an interested BUYER.. Yes I listed westgate for $250. no, I did not recoup my intested, however, I did not need 3 timeshares. Now, good old Wesrgate decided they would buy it back for $250, However, they took 45 days to have the paper work, in, and too late, since they only had 30 days for this 1st right. It took about a month, and help from BBB, (they were really on the ball on this casel}, and finally after calling the corporate office 3 times one morning, they advised, OK, we will refuse our 1st right to purchase. So, even after the timeshare is to be sold, the owners still attempt to "mess up" the process. by the way, westgate is listed in AAA book, so why be an owner?? bottom line, I don't trust any one connected to a timeshare transaction.

Thank you for your reply, you have reinforced the decision to forget this transaction, and of course they wanted the fudns by personal check, etc. l not by credit card, which could be contested. I infoirmed the timeshare chief that my estate attorney is licensed in Missouri and he can provide all of the necessary documents for only $200. the staff seemed a little upset when I questioned that this was really a legtimate deal. thanks again for the follow up.

Check with the Federaland state Goverment to see if they have a license, Financial companies are required to be lcensed.

I have purchased two timeshares this year thru a licensed real estate broker and there were no problems. Incidentally, we are experienced timeshare owners and own a number of timeshares - some purchased from Marriott and others purchased in the after market.

Were I selling, I would not pay anything up front and would only deal with a licensed real estate broker on a fee or commissioned basis, payable at the closing thru a reputable escrow company. I can't imagine that anyone would pay a fee up front to sell a home or any other real estate (timeshare interest). Also, don't pay for advertising - the selling agent should pay for this.

I suggest that you look at the Redweek Ads for Marriott Newport Villas, identify a listing being sold by a licensed real estate broker, and call them for information.

Anyone heard of The Timeshare Travel and Transfer LL/Win Point VIP? (B rated in BBB because they are relatively new but no complaints have been lodged.) They claim to put multiple owners points into a trust from which those owners may draw. Owners would pay MF on what they used but not more. Evidently the company rents out excess points in order to pay MF on them. (I'd assume some of these rent to participants who need more points, not less, in a given year.) Mike Sullivan there also seems willing to do some rentals for owners who don't want to go into the trust at this time. What he is offering me for December points he can use is less than my MF but I can understand the difficulty of finding a renter at this date. He asked for nothing up front but needs to be able to sign in to my Wyndham account in order to search and, hopefully, reserve something for which he has a renter. Since he would not have my ownership ID, I suppose I have the ability to cancel anything he takes out of my account but does not pay for. Anyhow, he is to e-mail me additional information and a sample contract. MD

That's something that would raise a red flag for me. Why would you let a total stranger tap into any account of yours?

Looking for any advice or direction with regards to a "closing agent" for time share sales in Aruba. We would like to sell our week/unit at the Aruba Renaissance, but cannot get any guidance from the establishment as to who/whom we could utililze as a closing agent to close any potential sale. Any recommendations on how to proceed would be greatly appreciated.
